Keep an eye on ebay just in case the books turn up. You might also create a list of titles you can remember are missing and give copies to universitymedical student resale bookshops with a note that these titles are stolen and to call the police if anyone tries to bring them in. At the very least you can prevent her profiting from them as no business will want to become involved in handling stolen goods.

I now have an appointment for Friday afternoon (the first in-working-hours time I had off work) to meet with a no win no fee solicitor with experience of housing/rental law locally. I had talked to a family friend (solicitor) in London on Sunday morning for initial advice.

Good, but have you checked your contents insurance to see if you are covered by one of their specialist solicitors?

I'm still gonna work the next few weekends... The rate I managed to negotiate was great (fuelled by my belief I was gonna need mega bucks). My girlfriend got a whiff and now wants me to book her a holiday to Cuba for the end of June! Women eh?

As above - it could be free

I'm not going to break in. I may well end up with all my stuff in a skip this time or with some burly guys waiting to kick my face in at the end of a days work. I don't trust her and I don't NEED to live there. I know I'm very fortunate in this respect.

Totally sensible - don't break in. Let the police & the solictor deal with this

I'm not going to check in to a hotel as I see it as an unnecessary expense. The floor is comfortable enough and very convenient for work. I also cannot be absolutely certain I'll get the money back.

However, you do seem awfully laid back for someone who's been illegally evicted & had their belongings stolen. :D I'd not be putting up with sleeping on anyone's floor! Or waiting a week before getting proper advice.

Did she protect your deposit? Presumably she owes you this back too.

Stop stalking her on facebook & get on with getting your money & your stuff back.
  • Think it would be a good idea to drive by a couple of nites. If lights are on, log time and date as it helps prove she had some sort of ulterior motive., whether it was her moving in or moving another tenant in to have the place 'lit up' so quickly after changing the locks. The Facebook entries could make useful evidence too.

If you have her full name you may be able to find her address on 192.com or similar. She may be listed on the electoral roll too with the election in a few weeks. Worth a little look.

To be fair, OP needs no "evicence" It makes NOT A JOT of difference whether landloady is desperate/ homeless herself/ working in UK etc

YOU HAVE BEEN EVICTED regardless, dont let poor advice put you off.

Ceridwen- your advice is shocking on this thread love, truly, if you dont know the answer- or know the completely wrong answer- Id keep quiet, its really not helping. If I were you Id delete your posts as they are confusing. Please dont become a landlord whatever you do- shocking shocking idea

I understand what you are saying - but I was actually giving the "devils advocate" viewpoint. I did stress this point. I also thought it was fair for people to realize that, in many cases, they themselves wouldnt abide by the law if their backs were against the wall because they were a landlord and had to remove a bad tenant (again - I stress - that I'm sure O.P. is a good tenant - so its not him I am referring to).

I do know that there is quite a tendency for many MSE posters to "see what they want to see" and some misread posts (because they arent intelligent enough to understand what is being said). (Hastens to add - I realize that you are obviously an intelligent person:D).

O.P. is obviously intelligent as well - so will understand what I am saying.

(sorrees...hope I have put this clearly enough....I'm still feeling a bit shocked by that post higher up this page...maybe that poster just plain doesnt realize how upsetting that post is and didnt mean it...but anyway - it will soon be deleted by the MSE Abuse team....._pale__pale_:silenced:)

Bad tenants, or even formerly good tenants who've had sudden changes in circumstance such as a job loss or pay-cut during a 6 month rental agreement, are all part of the risks in being a landlord. Factor it in to your business plan before you become a landlord, or before you, like TabsKitten or whatever she's called... carries on leveraging up on debt to buy more and more properties.. still not calling herself a professional landlord.

Self-Appointed-Judge Ceridwen ought to be careful if they ever carry out an illegal eviction because they feel the tenant has wronged them in one way or other. Perhaps not every tenant wronged in such a way, or their friends/family, will take the nicely nicely . Tenants can get heavy and act outside the law as easily as landlords. If an illegal eviction happened to me and I had an uphill battle getting justice... the landlord better hope we don't know where they live.

The OP may well be intelligent, but he could easily - and other readers later down the line- simply not understand what you are saying. I like to think Im intelligent ( well come on, obvioulsy I am :A:rotfl:) and Im confused, you seem to be suggesting that as a LL you can or would just throw people out if you dont like them. YOU CANT DO THAT.

There is no need for devils advocate- its cut and dried. She changed the locks without an legally accountable eviction process.

    SIMPLE.

I presume that was a joke in particularly bad taste - and you have no intention of getting either yourself or other MSE posters into trouble with MSE about bullying.

What an awful thing to say - even in jest. You ought to be ashamed of yourself - and I look forward to an apology and to the offending comment being removed before I report it to MSE.

EDIT: I have in fact duly just reported this post by Zelie to MSE as bullying.

You should stop giving out bad advice. There are laws to follow in this country, whether you like it or not and you have already been told this.

Don't ever go into BTL, because you don't seem to care about the laws you will be breaking, but I'm sure you would be back on here (or somewhere) complaining about how badly the tenant/police treat you when you get the results from bullying a tenant.

You can report me too if you like.
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    ciredwen ... I hear you!

I am a tenant and probalby will ever be one .... but if I was a LL and had really bad scum tenants (not paying, wrecking the place etc) I would try to chuck them out at the earliest possibility...

Which has nothing to do with this case.

ciredwen, you had the gut to say something that i believe in the end many people think.

(on a side note, ciredwen, I think your are totally over-reacting on the stalking comment)
