    It looks like a big house. If it's not a standard semi then I prefer to see a floorplan as it can be a bit difficult to work out layout from the photos.

    Most of the photos are ok but some seem odd and out of place. The one of the washing machine and the telescope. Buyers want to see the room not the stuff in it!

    Also, there are no details about the garden. One of the first things I look at in a property is the size of the garden. So give an approximation of how long/wide it is.

    Otherwise, pretty good. :)

    Just checking sold prices for that street and yours is on for almost 20k more than any house has ever sold in it. Obviously I don't know if any similar houses to yours have been sold but you may want to compare them.

    This is more important than the staging of the property IMO.

    Edited to say: having a closer look I did find:

    No 139 which sold for 237k,
    No 25 for 240k,
    No 21 for 246k and
    No17 for 249k

    ALL in 2007.

    Not sure if any of these are similar styles to yours but would be surprised if current prices would match those. (we got our 4 bed detached in oct 2009 for 27k cheaper than it was bought for by our vendor in 2007).

    We have purchased the house ourself for 245k in 2007. However, there have been several upgrades, there weren't any carpets, wardrobes, the extra remote controlled shutter, fire place, light fixtures and many other things to mention. All of our en-suites, bathrooms are fully tiled as well.

    Anyone looking to purchase a house in this area will certainly fall in love with our house. We have looked after it very well and have enhanced it at the same time leaving the neutral colour scheme making sure we do not put off potential buyers with loud colours.

    Northamptonshire prices are down -10.5% from the start of 2007... and -16% down from the peak of late 2007.

    Was yours £245,950, Aug 07 ? No 21? Looks like you and No 17 both overpaid at the peak.

    This one http://www.rightmove.co.uk/property-for-sale/property-29318144.html sold in 2007 for £227k, but they seem to realise the market is down, being on for £209k. Its not exactly the same, but neither is it worse to a £40k extent.

    Many of those improvements will make the property more desirable, but they will not make it more valuable. Buyers fall in love with houses, surveyors value them according to land registry sold prices of similar size properties locally. Prices have gone down since 2007, as much as 50% in some areas. You are very unlikely to smash the ceiling price for the road when we are still in the middle of a recession. :o

    I'm sure about that Fire Fox, but as we are not in an immediate rush to find a buyer, we have started with a slightly higher price for the house. We will see the kind of response we get in the next 2-3 weeks and then decide whether we should bring down the price.

    FYI, our developer has just sold their last house of this type last week for 230k. In my view though, they wanted to get out of Corby as that was their last one and perhaps did not want to haggle a lot, wanting a quick sale. There are some similar properties on sale now for around 250k.

    As for a valuation, our local EA on the new estate told us that 230 would be a good price, but we could start by marketing at 240.

    Everyone knows the value of money and how hard many people have been hit by the recession. Considering all these facts, we have actually put our house onto the market a good 6-8 weeks prior to what had considered originally.

    Again, more comments about the price are welcome, along with all the criticism as well.

    Ok, different suggestion - why not state what is in the photos instead of picture + number? For example, instead of saying "Picture 2" - "Kitchen", "Picture 6" - "Dining area", etc.

    I have seen plenty of Rightmove ads with proper names of rooms. In your case, it is also confusing as I don't know which are the family/dining/kitchen area downstairs, lounge, ensuite 1 or 2, bathroom, which bedroom, etc.

    I already thought of that, but the "online" EA now says that there will be a charge to append any info or pictures as everything needs to be confirmed manually. We have only paid £235 to the EA and they are asking an additional £85 to append to or amend the advert. Guess we are stuck with it for a while, unless of course we do not get any response at all and we decide upon investing more money to make the advert more attractive.

    oh dear OP, i hate to say it but i prefer the one in the link above. I dont like integral garages and whether its the pictures themselves which are better or the fact that the garden is not so over looked, its much nicer to me. sorry
