Fair points though, I'm very OCD and would have to meticulously staqe all of my pictures!

Just delete some text between the quote tags..... but leave enough so's we know where you're quoting from. As I'm about to do here ->

....pic 13 made me giggle, do you have some interesting neighbours we should know about?:D

It's an astronomical telescope - it doesn't focus at close distances, such as that to the neighbouring property..... I hope.

Pic 15 is waaaay off the horizontal. Makes it look like it was built by an arichtect without a set-square, or its about to go sliding down the hill.

Also it doesnt emphasize the balcony nearly enough.

I have to agree with the closing doors thing. Its not doing any favours to have doors open.

Nice enough house though, if you like new-builds. That would be three times the price down here.

OK, I'll warn you I don't hold back on these......

Exterior; Why, oh why could nobody have removed the THREE wheelie bins from the photo? Do you REALLY want to show off your wheelie bins?

Also, the picture's squint. Because it's a tall house, and the photographer has a low viewpoint, it suffers from what photographers call 'converging verticals' or somesuch..... solution - take the photo from a higher vantage point. Stepladders on the other side of the road, opposite neighbour's upstairs window, that sort of thing.

Picture 2 - close the door so we can see the kitchen. Find a better viewpoint showing less of the plain wall down the RHS, and more of the Dining Table, thus losing the black thing at the right. And take down the portrait from the wall next to the table.

Picture 3 - the footstool looks silly in the middle of the floor, like it wants to be a coffee table when it grows up. Turn the far away armchair just a little toward the camera and put the footstool in front of it. Change the angle so that the arms of the sofa don't appear in the bottom of the picture. Is that a fan on top of the bookshelves? An electric fan? Do you need that there for the photo?

Picture 4 - terrible angle, straight on to the sofa, and showing the open door and part of the room beyond.

Pic 5 - wouldn't it look better with the dining table in the middle of the room, rather than half-hidden behind the sliver of kitchen unit that the photographer managed to include?

Pic 6 - wouldn't it look better with those sofas in front of the TV, and the dining table out in the open, rather than hunched up against the wall?

Pic 8 - it looks as though you haven't made the bed.

Pic 9 - what on earth is going on with leaving the doors open? Why leave the en-suite door open to show JUST THE CLUDGIE? Why leave the other door open?

Pic 10 - pick a better angle without the sliver of door at the left, and wouldn't it look better with just one chair at the desk? De-clutter the green thing at the right, and the stuff on top of the unit at the left.

Pic 11 - move the chair

Pic 12 - a right notch-potch - no attempt to arrange the chairs, they're all over the place. Why didn't you put the parasol up? At least then, it might have hidden the basketball hoop...... come to think of it, how many of your potential buyers will WANT a basketball hoop? Do you think it makes the photo look better, or worse? Why not try the photo without it? And, same as the front photo - IT'S SQUINT!

Lovely house, I think the little tweaks suggested above would make the pics even better:)

Wish you could buy a house like that in Surrey for that price:(

Many thanks to all the moneysavers. I'll surely consider everything that has been pointed out and get some new pictures uploaded to rightmove.

    Thanks again,

Corby had a reputation for not being a desirable place to live. But it may have changed in past few years.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

Would remove the telescope. Looks a bit creepy.

Also the garden looks very overlooked. Can you take a shot from a different that makes it look less exposed.

Corby has transformed into a modern living town. Direct link to London, newly built shopping centres, new built Olympics size swimming pool, few of the best schools in Northamptonshire council and much more on its way.

Just checking sold prices for that street and yours is on for almost 20k more than any house has ever sold in it. Obviously I don't know if any similar houses to yours have been sold but you may want to compare them.

This is more important than the staging of the property IMO.

Edited to say: having a closer look I did find:

No 139 which sold for 237k,
    No 25 for 240k,
    No 21 for 246k and
    No17 for 249k

    ALL in 2007.

Not sure if any of these are similar styles to yours but would be surprised if current prices would match those. (we got our 4 bed detached in oct 2009 for 27k cheaper than it was bought for by our vendor in 2007).

Lovely house, many areas are practically a show home but lazy estate agent.

All the swags and tails are blocking light, consider rectifying this. Kitchen shot is very dark and the door needs closing. Move the footstool in the living area as it looks lost. Sofa should not be blocking access to the terrace as this is a major feature. Can you put one of the armchairs to one side of the French doors and the sofa where the chairs are?

Shut the en suite door in the bedroom shot, no need to see the toilet! Don't like the telescope, very peeping Tom. The pine cupboards in the office at head height make the room feel cramped, can you take the top one on the left down or refit it above the ones on the back wall? Also declutter the two offices, perhaps lose the family photos.
