Hi guys,

Within 2 days of placing my order with an online estate agency, our house has gone up on right move. We need all of your valuable advise on making sure that we get as many viewings as possible from our advert:

    unusually for me this one looks pretty good! nice clean lines, good space.

    Although it's a 4 bed house though, I only see one actual bed. looks like 2 studies? Is there a second double anywhere?

    Picture 13 tells me you have a nice telescope but nothing else. I'd replace it with a shot of another room that has a bed in it.

    Pic 15 i think is there to show the size of the garden. However the fence isn't very interesting so I think I'd do it from the other side - a longer shot onto the table and chairs showing a good sized lawn.

    I would aalso add a floor plan.

    No decluttering or decorating needed for once, I don't think.

    Can you get the agent to change the title "4 bedroom townhouse" to "4 bedroom detached"?

    Round here townhouses mean terraces, so calling something a townhouse would mean that people would automatically think terrace. I initially thought it was a terrace that you were selling.

    I second the floor plan.

    Otherwise, it looks really nice. Good luck.

    Gorgeous house and beautifully presented (gah! I sound like an estate agent)

    Floorplan would be nice. The pictures show a terraced area but it isn't clear which rooms lead onto this ( I presume the lounge). That's a really nice feature that you could make more of (one thing that puts me off townhouses is no access to garden from the 1st floor/lounge.

    Overall though I'm being really nitpicking and I'd view it if I was looking in your area!

    Thanks a lot. The room with the telescope is the smallest double bedroom that is currently unused. Another bedroom is the one with the kids furniture and computer in it as shown in the picture. would it be a good idea to move a bed into the smallest (unused) bedroom just for taking a picture? Or shall I just remove that picture

    also the album says "study/ 5th bedroom"

    so is it a 5 bed house? if so - make that clear!

    What a lovely house. More emphasis on the terrace would make it even better - big selling feature, I would have thought.

    Apparently you have a bathroom and 2 en-suites but the photos show just one toilet! Is that a bathroom or one of the en-suites?

    Edited to add:
    Just looked at your pictures on the other site - the first cloak room picture would be better than the one of the washing machine - when i first saw that I thought why has the EA taken a picture of the washing machine? Could the EA not name the pictures as well to say Cloakroom / Lounge / Kitchen etc instead of picture x?
