    Have you tried ringing the vendors? There may be a mystery knack to getting it going.

    Standard clause goes in Scottish contracts that the new owners have 7/14 days to declare any material faults in heating, electrical, plumbing systems after their date of entry.

    Has your solicitor got a similar clause in your contract? If so, follow this up.

    Are there separate timers for the heating and hot water? Is it poss the boiler is working and at pressure because it is dealing with heating the water but that the timer for the heating has been set by mistake so it's only on for a couple of minutes?
  • Hi everyone! Thanks for all your advice

    Had another look yesterday just to check for anything glaringly obvious.

    All the valves on the radiators are open. I reset the boiler so any timers should have been erased, and also there is an override button which is supposed to make the boiler go on if its off and vice versa. No luck.

    I'm pretty certain there's no thermostat, it's a small house and we've looked everywhere. Friend with same boiler said he has no thermostat and the heating temperature is controlled on the boiler.

    Pipes aren't getting hot because the boiler is just cutting out after about 20 seconds so I don't think there's a problem with water getting into the radiators.

    Will try and contact vendors today, also solicitor to see if he has any advice.

    Otherwise we will just have to pay for someone to have a look :(

    If you're in England it's generally now your problem.
    Get a gas man in to give it a once over.

    If in scotland the rules are a bit different.

    Is there a little pressure gauge on the front of the boiler, if so is it in the green section (about 1 - 1.5)?

    Is it the gas been turned off? (Although how it'd work for a brief while I don't know)

    You could have a block in the condensate pipe maybe ...


    but you really need to get an expert to come and check it over if you've tried everything in the manual.

    That was my initial thought after reading the above. Maybe they turned it off at the valve (be under the meter), or at the valve under the boiler.

    Can you not call them and ask?

    Is the boiler clicking (igniting) all the time when you turn it on? can you see the pilot light?

    If it works for hot water then there will be gas.

    Check the CH pump is running.
