Problem tenant left bill of £3500 owed CCJ HELP

Hi
My tenant left my property it has been about a month now and I have found new tenants.
Fo rent she owes me about £3500.
Wanted to know to do a CCJ what exactly can I claim for.
1. She only gave me 2 weeks notice when the contract states 1 month notice, can I claim for the 2 weeks.
2. The outstanding rent
3. the solicitor costs section 8 letters , solicitor costs I paid etc
If anyone could help that be great so I get a rough idea on what to write on the claim form.

If you don't get a complete answer here, it might be worth going to the Landlord Zone website, which often gets posts like this and their members (including a number of lawyers) are very good at trying to make sure you don't miss anything out or get anything wrong.

if you contact your local court they have a huge series of leaflets on how to take someone to the small claims court.. they are very useful - they are also available on the web...
claim every penny it has cost you to get her out and to get the property back into proper shape (excepting fair wear and tear) - the judge will soon tell you if you can claim or not....0 -

1 and 2 are the same thing. Her notice is valid from the start of the next rental period for quitting at the end of that rental period. The rent outstanding is from the end of the last rental period paid for to the expiry of her notice.Hi, we’ve had to remove your signature. but can you include solicitors fees? is it about the actual losses suffered by the landlord as per the contract - i.e. loss of rent, damage less fair wear and tear, changing the lock if they did not return the key?
I don't think you can claim legal fees for the purposes of a solicitor representing the claimant during a small claims case but I don't know about the position on whether any work they've done before can be included.
My feelings on this is that if a landlord can claim for legal assistance during the tenancy, everytime a tenant was late in paying the rent, the landlord's would be able to hammer them with a huge solicitor's bill for the letter they would send out on the landlords behalf chasing this up! "You were a day late, that's £100 off your deposit for the solicitors letter." etc.
I assume legal fees associated with the rental is a valid tax deductible expense and so its really a tax issue? That's my informed guess, i'm not stating this as fact.0
