Posting leaflets to induce a sale

Hi guys,

I've sold my family home and know the area we wish to move to. The stipulation on the sale is that we need to vacate by the end of June as the buyers have an expiring mortgage offer...

However, we have viewed most of the available property in our target area and nothing quite fits the bill. So we'll find somewhere to rent in the short term and are thinking of posting some leaflets through the doors of houses which would be suitable.

Has anyone had any luck with this leaflet approach and would any particular wording be more successful than others? Otherwise we'll have to rent until something comes along.

I really don't want to be off the house market for longer than necessary.

    I've tried it. I didn't work for me, but I wouldn't rule out trying it again, if necassary. Are there any notice boards in the area which you could put a poster on?

    I'm about a 30 mins drive from the area so not familiar enough to know where to put notices etc.

    I know posting leaflets is a long shot but you never know. I'd love to hear from anyone who has had success with this.

    Have you thought about putting an ad in the local paper, along the lines of:-

    3 bed house sought in (xxx town / area) up to £xxx
    Breast Cancer Now 100 miles October 2022 100 / 100miles
    D- Day 80km June 2024 80/80km (10.06.24 all done)
    Diabetic UK 1 million steps July 2024 to complete by end Sept 2024. 1,001,066/ 1,000,000 (20.09.24 all done)

    Sure it's a long shot but if someone had put a leaflet through my door in December expressing interest in my property and I could have avoided the expense of using an Estate Agent, I may well have jumped at the chance. It's all about timing.

    I know one person who did this and was lucky enough to find someone who just happened to be thinking of putting their house on the market, so yes it can work. However the same person got several abusive phone calls from people angry at being leafleted (some thought it was an estate agent posing as a private buyer).

    My friend sold her house to somebody who leafleted her. She was getting married and moving in with her new husband a few months later. The buyer particularly wanted a cottage in the location she was in and was happy to wait for the wedding to take place and even paid the agreed price although the market had dropped since he made the original offer.

    So yes it can work.

  • I would say its worth a shot, but then i am the person how walks around town with her 'house for sale' on her back lol.

    Just make sure you are honest and appologise for the approach etc, if people are interested they will just through it away, just weigh up whether its worth the cost to produce them etc

    My mum found her home by leaflet dropping. She has [EMAIL="b@lls"]b@lls[/EMAIL] of steel and will talk to anyone anywhere. She wrote a short handwritten note saying she really liked the street and wondered if anyone was thinking of selling but had not yet gone to an EA. She knocked on the door and handed them the letter with a charasmatic 'I hope I don't offend you but this is a serious request'.

    Like Gooner71 said, it is all about timing and getting lucky.
