I wouldn't trust anything an estate agent told me with regard to problems, they are trying to sell the property after all. And I can't imagine the HIP will help either. If you'vre been told there are planning issues, your first port of call is the Local Planning Officer.

So, he's now found out it's built over a mineshaft, out of rotten wood, with no planning permission and a sitting tenant who pays £3/month rent for life.

Local council for planning and building regs

Google the address,developer,managing agent, try to find the original development sales litrature, any news articles about the block or area.

Hi all, sorry was working, and on the phone to the bank, now reading HIP pack, looks ok to me however have a few concerns. I am asking you to please have a look and help me understand some of these?

1. service charges and ground rent have not been specified
2. HM land registry states that the lease part is between come company and some person (who is this person? previous owner?)
3. Lease period is 125 years from 2004 (this is ok i assume)
4. Water search report shows that sewage, clean and surface water does not drain to public sewer - does this result in any faults with drains will be the financial pain of the owners of the flats in the building? (((
5. HIP report also states that the property is not billed for water and sewerage services - how come? free water?
6. Water quality analysis failed to meet standards - what does this mean?

the HIP pack also quotes a "premium" of a certain amount of money, which happens to be what a previous owner paid for the flat (checked on houseprices.com) which also happens almost twice as I am about to pay now.

HIP states "vacant possession" do i assume there is no sitting tenant (whatever it is???)

The list is long of what could be wrong and may well not be apparent from the HIP.

what problems could Title have? what else is on that long list?

Could be that its not absolute title. Anything less like good title etc look further into it. HTH

Get a solicitor to look over it before commiting to anything. The place could be worthless or maybe due a massive service charge for serious repairs needed to the block.

For good leasehold title see document below under Classes of title. If you search the Land Registry you should come up with some of your other answers. Also, they are very helpful over the phone.

Worth a read if you're interested about pitfalls such as reliance on searches etc or want to do your own conveyancing is: The Conveyancing Fraud by Michael Joseph, even if its a bit out of date since E conveyancing started. HTH
