We would need to see all the signs and any paperwork to assess the extent of the 'threats'.
A well worded solicitor's letter would be much cheaper and probably just as effective.

Son returned home this evening, to find that overnight not one but two tickets had been placed on his car both issued by CT Ltd. Car was parked in the secure residents' underground car park which can only be accessed by those in possession of a zapper. Several other cars also ticketed. As previously stated son has refused to give his permission for CT Ltd to operate on his behalf in the complex and has written to the Factor several times stating this fact. He has now written to the police asking them to investigate. Meanwhile he intends ignoring all correspondence he may receive from CT Ltd. What now?0

that is bizarre , they are issuing invoices to residents who park in an underground car park only accessible to those residents, really your son has the right idea I think, also some of those who have been ticketed must have agreed for this company to operate there, perhaps your son shouldn't say anything to them about not paying these invoices
but then maybe now would be a good idea to involve those people and kick this firm out!

Son was asked to sing up to have CT Ltd oversee the parking but he, as landowner in common with other residents, refused as he knew this company's tactics and also knew he could be held responsible if any person ticketed decided to pursue the issue and seek retribution from the landowner ie the residents of the complex.0

Yes I can see why he refuses to sign to this, but they use a term of trespass on their website to justify themselves, my questions would be, how can I be a trespasser on land that I own? and why do they need a parking company for an underground car park that residents only can get into? There is a good post by someone who had a solictor work colleague send to one of these parking companies on here, I will post it for you on here in a little bit, by the way it looks like the same company?

4. An explanation as to how it is you say that the appeal process has been adhered to in this particular instance;
5. We would also be interested to learn as to how many penalty notices have been issued against other members of the public for parking in this area and how many of those members of public have complained in relation to the signage in place. This information can presumably be obtained under the Freedom of Information Act at some later stage but rather than draw the matter out we assume you will be happy to provide it at this stage.
It seems to us that this matter is not capable of a fair and lawful conclusion until such time as these matters have been addressed. Accordingly, we seek your written assurance by return that either:
1. You will take no further action in relation to this parking notice and will waive the charge in this instance or;
2. In the alternative, you will provide written confirmation and evidence of your instructing Graham White Solicitors to take no further action in respect of this matter until such time as this letter has been substantively replied to.
We look forward to hearing from you shortly."
Also, note that Roxburghe and Graham White Solicitors share the same office !! umm
Don't pay - and also challenge the DVLA for giving out your personal details. Graham White solicitors advised in their letter that they contact the DVLA for the drivers details and pay the DVLA a fee for doing so. I believe this to be a breach of the data protection. Unfortunately 'trespass' laws do not exist in Scotland. He intends ignoring all correspondence.0

so if there is no trespass laws in scotland, what is their basis of giving invoices ?

Somewhere between extremely tenuous and non-existent but towards the latter end of that scale in my opinion.
The contract between the Company and the factor will reveal cash flow.

Meanwhile ensure all communications are in writing and kept safley and filed and dated.0 -
Son now has three PCN from CT Ltd. Fined for parking on his own land in a secure residents' underground car park! CT Ltd visiting the complex at 5 am each morning, how is that deterring commuters from parking within the complex?0
