    Thats one of the best things about the scottish system - the short time between offer and conclusion of missives (exchange) - after that - no funny business!!

    So how much do you pay to get a septic tank emptied? Just wondered as our house uses a neighbour's and they don't appear to know!!!

    Can't be that huge - surely?

    Scottish Water's charges for septic tank emptyting depend on how urgently you want it doing. If you set up a maintenance contract with them, so they come when they want to, to minimise their costs, it's £186 each time.

    On a one-off basis, they'll come within 28 days for £254 and within 48 hours for £341.

    Stick it back on the market and see what other offers you get. You then have some bargaining power.

    You can make conditions as well - the first one being there there is no changes to their original conditions!

    Your entering into an agreement and if you feel you can't agree, whats the point. Some people will ask the earth, because they know that if they ask, they might just get it.

    Well, we removed the old Rayburn as requested, we got the chimneys swept, then we told them that was it.

    This morning they concluded the missives! We move in two weeks.
