    Thanks for the replies, everyone.

    Kaminari is absolutely right, these things should have been in their offer, that's why it's so annoying.

    We've gone along with everything they've asked for so far. This latest one is even more ridiculous than the others, though. How can we possibly get someone to say when the septic tank will need emptying?

    Anyway, our solicitor is pressing them to conclude the missives, as we have already agreed to everything in their formal letters so there's nothing stopping them now.

    tell them taht you have private buyers that are willing to offer you the same price and don't make such unreasonable demands...

    Take control of the situation, and then up the price..

    I bet the 2 solicitors involved are really fed up with the buyers dragging out something that normally takes them a couple of faxes to sort out when the buyers and sellers are both scottish - they will be wanting to get on the golf course or to their gentlemans' club for lunch :rotfl:

    Our solicitor is still trying to get them to conclude. Entry date is supposed to be three weeks today. And we've concluded on our purchase, so we now find ourselves in the position of having committed to a purchase but not having a confirmed sale - not ideal.

    I can't believe we're now in this situation after it all seemed to be going so well less than two weeks ago. If we're still in this position on Monday I will definitely be getting our solicitor to tell them to conclude NOW or we find another buyer.

    Are you sure your buyers aren't deliberately drawing the process out with the intention of gazundering?

    Standard missives are hopefully going to put a spanner in the works of anyone planning these little surprises.

    The stupid thing is that they used one of the standard missives! And then started adding these extra conditions in afterwards!

    I would push them hard, a family member of mine selling an Edinburgh property last year to an English buyer experienced this dragging out of the process ending in the buyer trying to drop the price a couple of weeks before completion. Luckily the family member was selling up because she had moved into a nursing home and was not buying another property so she was advised to tell them to get stuffed which she did - result was they paid the originally agreed price - they were just trying it on.. very nasty little trick in my opinion.
