I'd go to the garden centre and splash out on several large plants in pots. I'd put up trellis on the walls at the back of the garden and I'd plant things in the flower beds - two trays of bedding plants won't cost much and a couple of climbers for the trellises. I'd also put peat on the top of the flower beds, so they look nice and 'earthy'. That'll cost you maybe £100.
The kitchen is actually a kitchen-diner by the look of it, but there's no mention of that in the details and it's not obvious from the photos. Kitchen diner is a big selling point, so get your agent to change that.
If there's room for orp in front of the house, get your agent to say so. In the meantime, plant something nice in the front garden.No reliance should be placed on the above! Absolutely none, do you hear?0 -
The photos to me look as though you're selling furniture rather than a house. The bedrooms all look as if you can only fit the beds in. The diner is odd with the close up of a table. There's no perspective in any of the shots. The garden could look totally different in reality, but I think that it would put me off viewing. Perhaps the EA could make a point of it being ideal for younger children to ride their bikes etc. It looks very claustrophobic. Your lounge is a nice size but looks like a corridoor. Agree with whoever said that they need to make more of the kitchen breakfast room.

Most buyers seem to knock an unrealistic amount off their own valuation of a property if they feel a house needs re-decoration, new kitchen etc. I'm not saying there is necessarily anything wrong with yours but that could be the impression potential buyers get from the pictures. They would then be expecting to pay a lot less than similar properties where they didn't feel it needed anything altering to match their own tastes.0

Taking photos of rooms is difficult - your photos prove it, they are awful, but you can also do things to make the rooms look bigger. For a start the agent needs a camera with a very wide angle lens.
I'd get rid of the lounge table completely. It's tucked behind the TV and gives the impression it would be difficult to use. If you have a kitchen diner make more of this instead.
The dark lounge floor also makes the room look very dingy - you need lots of illumination to get good photos with such a dark floor. A bright rug would break it up, at the moment it looks like a school hall.
Pink bedroom - move the other furniture, just leave the bed. Other bedroom remove one of the beds.
The patio could do with some colour and a shot needs to be taken which gives it some scale - a shot back towards the house would be better.0 -
Okay here goes for my impressions and sorry if they seem harsh.
Front - OK picture
Garden - Clear everything out get some plant pots, you have a garage fill it to the rafters with stuff.
Kitchen - Is it really this dark picture needs to be lighter (turn the light on when taking picture), what is the on the other walls.
Living Room - Loose the table its just clutter and doesn't look like you could use it anyway. You need wider angle shot to get more of lounge in.
Loose the photo of the table it is not helping.
Master Bedroom - Is there anything else in this room but a bed, the photo makes it look like this is all the fits.
Pink Bedroom - Very cluttered again, get rid of anything but the bed to the garage if possible. The bed looks quite large can this not be swapped with one of the other smaller beds from the Blue room.
Blue room - Tidy up and think about re-orientating one of the beds so they are either out of shot or side by side.
Bathroom - Is the bath panel yellow and grubby, that is what the photo makes it look like. If it is grubby or stained clean it with bleach or replace the panel. Also the flooring looks very tired.
Overall your house looks like it has no space, you have a garage get all the clutter stored away in there. When you do store it put it into boxes and make sure it is tidy, don't just chuck it in there as they are going to want to view the garage.
If they see it nice and tidy with stuff packed and stacked neatly it shows how useful a garage is.0 -

Ours has been on since last Tuesday (local estate agent's site) and Wednesday on rightmove. We were disappointed with the response after 9 days....until.....they are sending 3 viewers tomorrow 12noon, 1230 and 1pm! This is great.
Try to be patient a little while longer, maybe families are out enjoying the holidays and the nice weather and will think about houses soon???0 -
You need to show the EA where to switch on the flashgun on his/her camera.... pics are horribly dark.
The double bed looks unmade, and I would lose the semi-circular fan (?) above the bed.
The other bedrooms look horrendously cramped. You may live with them like this to fit the kids in, but you don't have to photograph your lifestyle. If you need to move things to get better photos, do so.
The lounge picture is looking down onto the floor; holding the camera lower down will give more of an even perspective of the room.
The pic of the dining table nestling behind the TV just gives the impression of a cramped, unusable dining space.0 -
SOrry to be blunt but for that price all I can see is a lot of work that needs doing
1. Garden needs to be redone
2. New Kitchen needs fitting
3. Bedrooms look too small to fit the beds in
4. Lounge flooring horrible, table and chairs cramped behind telly.
5. Needs decorating from top to bottom in lighter colours to make it seem more spacious
6. Kid toys need tidying up
7. Where did you get that fireplace?0
