House on market for 2 weeks, no viewers = overpriced?

We put our house on the market last week, but we've had no viewers yet, despite hassling the ea.

Ours: (no links) so BH16, 3 bed, 180k - 200k inc sold stc shows all 3 in Old Kiln Road. Ours is wit hConnells.

There are 2 other houses in the road up for sale as well:

1.Was up for 210k, dropped their price yesterday to oieo 200k. They have orp and a seperate dining room, but our kitchen is a lot bigger.

2. Was up for 183k and have sold stc, but I don't know what they accepted. Again, orp, but yellow lines are due to be painted on the road in front, and our kitchen is bigger.

Wisdom on the boards seems to be that no viewings=overpriced, but I can't see that as true here.

Any ideas?

    It's going to vary depending on where you are in the country. In some areas two weeks is no time at all.

    Bad ea.

    Good ea should price it right and have viewers lined up by the time it's officially on the market.

    How long the others been on the market? If not long, then be optimistic. If a long time you're badly overpriced.

    Yours is the one up at £185K?

    Well, I honestly don't like the photos that the EA have done. Much too dark. Can you try to take some replacement photos this weekend when it is nice and bright? I know you are paying the EA for the photos but they look frankly incompetent.

    And can you get rid of the kids' toys in the back yard for the photos? You could plant up some nice pots this weekend also to give the yard some colour. This is a good money-saving tip as you can take the pots with you when you move. :)

    And you know that the most expensive terrace ever sold in that street was for £184, 950 in November 2006? I'd probably expect a new kitchen to be included for the price that you are asking - just my opinion though.

    Could be just bad timing.
    Most buyers know there'll be a general election soon, possibly a hung parliament, job cuts, etc.
    Committing to buy now is a high risk decision. I wouldn't do it without a discount for the risk.

    Re: photos.. yeah, if its the link above i would say new photos wouldn't do any harm

    (I'm in the same position btw.. 2 weeks & no viewers despite hounding EA.. our area isn't moving fast generally though. Its torture so I know how you're feeling!!)

    As Catblue says about the garden, plus the bedrooms look a bit cluttered/untidy.. could you move some stuff out for the rooms for the actual photos, make the beds etc?

    Yep, that's mine.

    We're in Dorset, on the south coast.
    The other houses went up at the beginning of feb for the sold one, and beg of march for the other.

    kelda - if you had seen the house before we got it ready to sell, you wouldn't call it cluttered/untidy now ;)
    I will get some more stuff out for better pics though.

    Also the garden - the ea turned up for pics 45mins early and I didn't get a chance to move anything.

    Whatever the £183K one went for, your's will go for less. I'm afraid I just hate the patio - at first I didn't think it was the garden...if there was some other garden somewhere, may it could be lived with.

    Any young family is going to want a bit of grass for kids to run round on.

    Not the best choice of 1 of the photos for the 3-in-1 photo-montage...its going to put alot of people off even bothering to look, imo.

    I do understand that, we've lived there almost 9 years and we have3small kids. Theyare happy running around and there rideons go well on patio.

    There's a few 3 bed terraces and yours whilst it looks quite nice on the outside, is the garden really that small? The wall at the end and not being able to see the top of it makes it look oppressive- a yard. Regardless of the rest of the house, that garden shot is, purely by itself, enough to put me off viewing it altogether.

    I'd have a different view of the living room - one with a sofa in it, if possible - it looks like an empty room. And I'd lose the garden pic and hope that people aren't put off by it when they see everything else the house has to offer.

    The price might be an issue if people think it needs a new kitchen?

    As it stands, there's another house on at £179,950 looks alright and the one that sold that was on for £183,000 also has a much nicer garden - looking at both sat next to each other on the list view on rightmove, I'd be disappointed the other one had sold :o

    Whilst it is still on RM, I think you need to be the same price - or less. The garden is a big deal for me.

    Point taken. The wall is actually the garage, it butts into the garden at an angle.

    The living room pic has the sofa on the left, but you're right, it could be more focused on. Especially as the dining area is also pictured.
    I'll get them to take the garden off.

    That one's only come on today, hadn't seen it before. It's in the 'rough' council estate area of the town though, so that would make a difference.
