  • Thanks for all your advice i have read it all and shall keep a diary of things, i am going into town today to find a large cheap rug which should hopefully help things. Its hard to try and explain that you are a quiet respectful person when the complaints are there against you, especially over the internet so thanks again for the help!

  • She's a mentalist and always will be. You won't get any peace until you move. Start looking for somewhere else to go now for when you're agreement comes to an end.
  • You live on the ground floor and she lives underneath? Is she a mole or a rabbit?

Why don't you buy a ferret and flush her out?

Oh yeah, some people live in basement flats - I forgot. I would still go for the ferret option though.

Basement flat probably not enough daylight and she's got year round SAD maybe?
Either that or she's a troll who lives in a hole in the ground.

I had a similar thing when I moved in my top floor flat - two days after moving in the neighbour moaned the decorating and banging was too excessive:rotfl:

    I apologised.

If I were you, I would stick a note thru her door apologising:o
I wouldn't they already apologised profusely and seems to have done nothing
I don't want to panic you but sounds like she plagued the previous tennants too and whatever you do she will still believe you are making noise. I recommend you document your side of the story with your LA just so there is a record, assure them you are not making excessive noise, just living quite normally. As other poster says apologise, explain the laminate flooring probably does help and you intend to get some rugs, etc.

I really hope this suffices but definately protect yourself incase this woman keeps complaining.

I can sort of empathise with the woman downstairs, if she's seeings lots of tennants come and go regularly she probably has stereotyped everybody to being noisy and ignorant, so hopefully your apology and note will help put her mind at rest that you'll be a really nice neighbour.

    Good Luck.

Complain to the letting agent that the woman in the flat below has brayed on your door, threatened you and has admitted she complained to the previous tenants every other day.

Then ask them why you were not advised that the flat had a problem neighbour and insist they take responsibility for soundproofing your flat by a set date or you will regard them as being in breach of the letting contract.

I'd stop apologising, it doesn't look as if it is going to help you at all and helps confirm this woman's opinion that she has the right to dictate how you live in your own home.

Sounds more like year round MAD to me.

I would tell her to get back in her hole and keep digging.

It'll be the laminate, my old opposite neighbour was a lovely soul, mouse of a man and he and his son crept around all the time in slippers and still got noise complaints.

Laminate isn't suitable for most flats! Unfortunately because it looks pretty and it doesn't get filthy like carpet landlords love it :(

Get some big big rugs, and speak to the agents about the neighbour, the noise and the laminate.

Let this be a lesson to you.

I have lived in a flat, had complaints, and all the rest of it. they soon settle down, its about Power. They want to start things off as they mean to go on, they dont want you to get comfortable having parties and people round. Plus when your friends arrived each of them probably banged the front door, etc, etc.

My experience was bad enough to never want to live in a flat again.

I am saving hard for a deposit for a nice detached house. Thats the plan, my plan isnt going to change.

Its all about quality of life, and if someone wants to give me !!!! in my detached house about noise etc, then good luck to them, as they will really hit a brick wall!

Good luck thou. Don't let it get you down. But just don't stand on the doorstep arguing with them. When they come to the door, just say sorry, you'll ask your guests to take off their shoes next time etc, and get them to let you know if your disturbing them discretely by phone. So you can correct the problem before there needs to be confrontation.

Also have a party... invite them round... get them drunk... lol. Befriend them.

    Then your sorted.

    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

When your downstairs neighbour complained, I'll bet there was a collective rolling of eyes in the office. "Here we go again..."

You hold all the power here. You annoy her, she doesn't annoy you. Don't apologise, don't creep around, lay a rug and if she knocks on your door again, don't answer. Keep a diary of her harrassment.

Or, you could offer to swap flats and let her live above you.

If you said you were having a few beers and playing your games console we might have believed you had underestimated the noise you were making. But if you say you were asleep .... you have no reason to lie to us! :p Mates going home at 10pm do not denote a rowdy crowd either.
