Still No Exchange

We can't exchange our contracts as our buyer and prospective sellers cannot agree dates and the arguing is going fruitlessly on and on.We are stuck in the middle and just want it all done asap.
Does any party in the chain have more say than the others or is it just that everyone must agree and thats that.??

Any views would be appreciated..:mad:

    Interested to see what people say on this myself...

    We have heard from our builders, that they have put the date back for our completion. Was meant to be the 18th August, but they then said the 25th August. We told them that wanted it to be before then, as have the time off work, and so wanted to utilise it moving into new house. So they have said the 23rd. Sounds good to use, gives us a couple of days before starting back.

    But we haven't heard anything from the buyers whether this would be good for them? Since they are ftb's, I'd assume they wouldn't be too fussed, but they might not want to have to take time off in middle of week rather than the weekend?!

    So wot'd people say on this?!

    I'd have thought if people really wanted to move that they would agree on most dates, unless they have things already planned which are urgent and cannot be changed??
    It seems if people cannot agree then they may not be committed to the move??
    Surely everyone can come to some agreement over 1 date??

    I wish i could understand that too, its a very big commitment and if you are serious about buying then it should be your priority to get a date settled.
    Apparently our buyer has signed and paid his deposit but has suggested a date that is this friday and its too soon for our mortgage company.We have come up with loads of alternatives but he won't respond at the moment.

    I wish we were at the top of the chain and had all the power to make the decision.

    Yes the ones at the top of our chain are moving abroad so have said that they want 1 month between exchange and completion as she has to give a months notice in her job.We have all had to go along with it whether we like it or not,as none of us would want to risk losing the houses. Your buyer should understand that they have to wait for your mortgage company and be ameniable to other dates.In our chain ,our buyers are away for a week in September, so do not want to move the week before and obviously can't do it the week they're away.Even though we'd all like to move earlier we all have to agree as again no one wants to risk anyone pulling out.Hope it goes ok for you.

    We start another day today with everyone involved putting some pressure on to get him to at least discuss further dates.
    He is a BTL customer and lots of people involved have said they can be notoriously difficult, don't know why it makes a difference.
    Our solicitor emailed me last night and even the buyers own solicitor has said he is dealing with a very awkward person.

    I am at the end of my tether now but I know we are close to the end.
    I may well update later in the day!

    BTL buyers can be more difficult as they don't have the same, if any, emotional attachment to the property they are buying as a normal buyer. Agreeing dates can be a nightmare, sometimes people feel they have given in on other things, maybe the price they accepted, now they feel its there turn to make a stand.

    Thanks for that.

    It really bothers me that he doesn't even have the worry of moving, unlike us and the family we are buying from.
    We have the usual, kids,cats,fish etc not to mention the cost.

    He has haggled over the price and other negotiations now for weeks and we haven't wavered apart from agreeing to buy one indemnity policy,although he asked for three separate ones.
    The way things are he is acting is like a man who simply wants his own way and if he doesn't get that we could go on like this for days.
    We have put up every day for the next fortnight apart from Fridays as possible dates and he is refusing to respond at the mo.We have to work Fridays and being self-employed we have no choice.

    I know now that he is even alienating his own solicitor and we have everyone working now to get this wrapped up.Our agent have been great and said that this morning he will be told in no uncertain terms that he is no longer being reasonable or fair to anyone.

    I know its a bit off track,but you mention moving fish.We have to move fish and it is worrying me how to do it.

    I was keeping marine fish when we last moved, had a huge tank :eek: Luckily our sellers kindly agreed to let us move the tank to their house the night before which was a godsend. I'm sure if you ask and explain the situation, they would be obliging

    Well, its down to hubby, but we reckon we should clean it all out about 3 days before to allow some bacteria growth and then on moving day either empty the water down to about a quarter or getting the fish into clear bags and filling the tank as soon as we get there.
    We think the first idea would probably be better for them.
