is the landlord obliged to fix ?

im due to sign a tenancy on friday and was informed today that the boiler is leaking water. it is still supplying hot water and central heating but is just dripping a bit.
the letting agent has told me it will be getting fixed but most likley after ive moved in ! id really like to move in this weekend but dont want to sign a 12 month lease if this problem isnt going to get fixed. is the landlord obloged to fix it by law even if it is still working ?

Possibly not, but if you've told him about it and he doesn't fix it he can't complain if his floorboards rot.
I'd suggest noting it on the inventory, to protect yourself.A kind word lasts a minute, a skelped erse is sair for a day.0 -
well i assume they have put some kind of container down to catch the drips !
i may change it to a 6 month lease and if it isnt fixed by then move on, the landlord has stated he wants someone to live there longterm (as i guess most landlords do) so i expect it would be in his best interests to get it sorted0
