Right, a few weeks ago I put a link up on here to my house, and the consensus was, that rightly so, the pictures were shoddy! I got the agent to re-do some of them and made sure things were tucked away (ie no clothes out of wardrobes!). They're not amazing but a vast improvement I hope!
My neighbour's house is still on the market though, i'm not sure if she has had any viewings, I haven't and they've both been on 3 weeks.I still need hers to sell first...
So the neighbours - which everyone agreed was better value (bigger, newer, on slightly less (500 quid less but it went up after mine!) I haven't reduced price..yet.

My tie in is only for 6 weeks so do i stay or go with another agent? Agent keeps telling me most properties stay on their books for 12 weeks. A bigger agent will prob ask higher fee but may sell quicker - but then he keeps telling me it's all t he same, people just look on right move?!

Yours is No. 87 ? Bought for £125K in June 2008 ?
Land Registry shows the MK area has dropped -12.5% since June 2008.
Which makes it worth £109K...subject to improvements/changes since that time.
Which is pretty well confirmed by No 85, which sold for £110k Mar 2005, and since which date prices are virtually flat.
85 may sell for nearer to asking price, having the loft room - depends on how good a job, how near to being a usable bedroom.
Most buyers can see all these figures with a little internet browsing. If you do not wish to drop your price, due to what you paid for it in 2008, then you will just sit there looking relatively expensive compared to your neighbour, until she sells, then you will sit there looking expensive compared to others - like a 3-bed, within a mile; http://www.rightmove.co.uk/property-for-sale/property-28589219.html

Um, I hate to nit pick, but could the outside photograph have been taken without the roundabout sign? That tells me that traffic may queue right outside the house...0

Yes - but they put the sign up the day I put mine on right move and then theirs turned up on right move 5 days after mine, clearly their agents had seen mine and put it on for less. I didn't want to start a price war just a week after it had gone up so I've left it for now!0 -

Yeah it's annoying, but as the for sale signs were up by then i didn't feel there was much we could doThere actually isn't that much traffic but as you say people might think there is

Oh I know it won't sell til the neighbour's does. But i think she is pretty keen now to get rid (been on the market over a year with a brief time off) so as soon as offers come in, which hopefully they will for her, then I can wait til then.
Tis bigger. They have their bathroom upstairs but i think there' ssomething odd, i e you have to climb over the bath to get into the room (?!?!) at least that's one one agent who had been round to value it said.
One across the road went for £121 in Jan, which i think's a fairly good price. And why haven't they shown pics of that house in the link? Is it because it needs doing up?? That always makes me suspicious. A few houses have been selling around the area and there are some that are on for a lot less (ie 4 beds) but they look like pre-fabs and are in horrible estates that you really wouldnt' want to live in. I dont' want to start a price war with my neigbour and i'm in no hurry to move so i'll re-consider after the election. Might even decide to rent it out.
NB the house 2 doors up sold for 130K in November 2008.0 -

At a rough guess, I'd have thought your neighbour's house is worth £20-30k more than yours. As CloudCuckoo said, you appear to be overpriced for the area, so you have no chance at all of selling, even after your neighbours have sold theirs.
My strong advice is to take yours off the market. Of course, it costs you nothing to leave it on, and you won't be troubled with many viewings. However, properties become stale after a while, and you are damaging your chances of selling it in the long run.No reliance should be placed on the above! Absolutely none, do you hear?0
