That is not the solicitors fee that is the fee the Landlord will charge to acknowledge the notice. Under the terms of the lease and mortgage any new buyer will be required to serve notice on the landlord that they are now the new tenants.
It is a bit of a cash cow for landlords and professional ones can sometimes charge a lot because it is an easy form of income.

Our solicitor costs include:
Legal fees on acquisition £450
Legal fees on first mortgage £150
Telegraphic trasnfer fee £30
Land Registry Fee £280
Legal Fees on Stamp Duty Land Tax Return £50
Land Registry Research Fees £8
Bankruptcy search fees £4
Landlord notice fee £60 (estimated)
Charges relating to Postage, photocopying and other expenses £30 (we communite by post as they are not local)
VAT £124.25
Total £1,186.25!!
they are the developer's recommended solicitors as we are given £500 incentive to use them. so works out that we pay around £686.25.

has anyone ever used Steed & Steed in Braintree or legal moves in Hertford?
Could really do with some advice....0 -

they are the developer's recommended solicitors as we are given £500 incentive to use them. so works out that we pay around £686.25. can't be bad then, butthey will probbaly be crap, and because they have done other properties they may rush yours/mis things/bearrogant ...or they may be just fine....keep us updated wth how they fair.

My OH's brother has used and recommends Steed & Steed. We're most probably going to use them in the coming weeks.0
