Hi,
Just got a quote from a solicitor that was recommended to me.
The quote is as follows:
£599 + VAT - Fee
£280 - Land Registery
£200 - Searches
£30 - transfer fee
Its about £1000
Is this a good price?

Hi there, sounds about right - but not sure of the combined £200 for other searches (I know there's a fair few so it might be right if it covers everything). My solicitor charges £550+ vat.
Might be worth calling a couple of other local solicitors to see what they charge and compare?0 -
I instructed my solicitor this morning and that was pretty much the same as their quote. They weren't the cheapest of the quotes I had got but I had several strong recommendations and they were by far the friendliest and most helpful firm I spoke to. Others either never returned my calls or refused to work with email.
As a first time buyer I need some extra hand holding so I'm prepared to pay a little more for it.0 -

Hi,
Just received the written quote from the solicitor as follows:
Firms charge - £595 + VAT
Professional indemnity insurance premium contribution - £35 + VAT
Bank Transfer Fee - £30 + VAT
Land Register Fee - £280
Plus an extra search fee of £200 which is refundable if the property has a HIP and the searches are up to date.
This looks expensive?

I would be very careful with the cheap quotes though, there might be hidden costs etc.
Our solicitor costs include:
Legal fees on acquisition £450
Legal fees on first mortgage £150
Telegraphic trasnfer fee £30
Land Registry Fee £280
Legal Fees on Stamp Duty Land Tax Return £50
Land Registry Research Fees £8
Bankruptcy search fees £4
Landlord notice fee £60 (estimated)
Charges relating to Postage, photocopying and other expenses £30 (we communite by post as they are not local)
VAT £124.25
Total £1,186.25!!
they are the developer's recommended solicitors as we are given £500 incentive to use them. so works out that we pay around £686.25.0
