    If there is no check in inventory, then there is no evidence to allow the landlord to claim any deductions as they cannot be proved.

    Are you claiming for the 3 x penalty for late protection of the deposit? There was a recent high court judgement that said that this could not be claimed if the deposit was protected/returned before the date of court case. It's something to do with loose wording of the regulations. Search on the landlordzone forums for more information.

    Firstly, use the quote button. Much easier. Secondly, why not? If I am still paying rent then why not use what I am paying for? Thirdly, do you have anything useful to add to the discussion? If not, then say nothing at all. Finally, do you know the ins and outs of the situation? I don't think so. Thanks.

    And sorry to have a little outburst then but its annoying when people just flame and such without being constructive.
  • re: gas and electric- since you're still paying the rent i'd say it's fine to use the washing machine etc in a normal way

    but it would be spiteful to run up unnecessary costs..

    You could take washing in for friends and charge them though :rotfl::rotfl:

    this is exactly what a tenant did in one of my houses recently - i had to break in to prevent a fire.......

    I live in a shared house and get on with everyone. I don't really have a pyromaniac streak but if I did, I would probably go for Vauxhall Novas as a rule.

    Free washing anyone? Ironing not included!
