Price of flats?

Are flats on the ground floor considered to be worth more than higher levels or is it the other way round?

    Personally I'd say less - higher risk of people breaking in, flooding etc etc.

    However if it's in a block with no lift, you might find it's worth more than the others in that block.

    It is more to do with the top floor possibly having attic space rather than anything else.

    A middle floor would be the same as a ground floor.
    You do have rights......but you still need common sense.

    or the ground floor having outside space (or at least, direct access to the outside space)?

    attic spaces in flats are sometimes (often?) excluded from the property so the top floor isn't allowed to use them anyway.

    I (and many of my single female friends) put a higher value on being above ground level for security.

    I don't think you can generalise really.

    I think 1st floor flats are the ones generally considered to be more desirable - less risk of break-ins, more privacy, but still not a lot of stairs :)

    Depends. G/f flats more vulnerable to burglary, but might have access to private garden area. Upper floor flats tend to be warmer (heat rises) with better views, and top floor flats may have a loft for extra storage space. On the other hand, top floor flats with some types of roof construction might be cold. Anything above 2nd floor without a lift tends to be less desirable.

    I've not really understood the idea that ground floor flats are more likely to be burgled, surely the risk for a ground floor is the same for every house as they all have ground floors too. I can see that if flats were in an open plan layout with several blocks then it would be easier for ne'er do wells to stake places out, but where flats are in a defined plot it'd be the same risk as for a house.

    Whether a ground floor flat is worth more/less than other floors would be block-dependant, if the flats are directly on the pavement they might be less, or on the ground floor of a very open plan design of several blocks, but a good well-defined plot with a ground floor flat that had a garden it'd possibly be worth more.

    So, the answer depends block by block.

    Middle floor flats are less likely to be burgled because there is usually only one entry point, off the stair, which hopefully is secured as well.

    For me, a top floor flat is worth a premium to not have someone stomping around upstairs :)

    'More likely to get burgled' than the flats above, not other properties in general.
