This offering game seems to be quite a newish thing. I can`t remember asking for offers on each of the purchases we made 30-40 years ago. It was better then as we knew were we stood

i'm a first time buyer but i would definitely prefer 'this is how much it costs and that means that's how much you pay'
thankfully the sellers were happy to give us a figure, i think quite a few sellers wouldn't want to do that so i think we were quite lucky.
still waiting for the valuation (being done today) so fingers crossed it's all good.

one of my colleagues is buying a house at the moment - as well as me so we compare notes!

he and his wife saw a house, really liked it, put an offer in 9k less than asking price, the seller took three days to get back to them to decline the offer, they increased the offer and after a week and a half of going back an forth - there were only 3 offers altogether but the seller took his time to come back and decline them - their last (third) offer was 2k below asking price. the ea was convinced the seller will accept that... well, two days later they got a phone call saying the seller took the house off the market. they were absolutely fuming.

hopefully he's just trying to make you pay more...

I really cannot see the point in offering 2k below asking price. Seems a bit silly if you want to buy the place. That is unless it was selling at £20k.

it was 179k, they started with 170k, went up to 175k and then 177k... the guy didn't want to sell... apparently he's got a few properties and he doesn't even live here (isle of man) - the house prices here haven't really suffered in the same fashion as in the uk - i think he just wanted to see whether there'll be any interest.

he wouldn't have taken the house off the market if he wanted to sell. he'd just refuse the offer. they were prepared to pay the full price.

The vendor agreed to sell yesterday and we will pay 2.5 below asking plus a few modifications will be added to the house

I never appreciated the amount of stress that goes into buying. It must be horrendous for people trying to co-ordinate buying/selling/mortgage etc It is a ridiculous system in this country

Are you saying the seller would not have sold at asking price?

Nice sweeping statement at the end, care to explain how you would make it better?

One survey per property, done by an independent surveyor, perhaps from an approved selection, as initially proposed as part of the HIP, but (according to various people we've spoken to) blocked by the surveyors themselves? Wonder why...

Or, many approve of the Scottish system - it looks to me as if it has flaws of its own: perhaps some posters from Scotland could share their experiences.
