We saw the house we wanted a few days ago. Got the cash funds in place. Started at 29k below 375k asking price. Went up in 2 stages to 5k below with our final offer and 32 hours later, they are STILL dithering. It isn`t a private seller but a small builder

But you're not the builder and you don't know how if he needs all of the asking price or if he believes if he delays acceptance, you'll come up with the extra £5K. You've already come up £24K.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

but let me play devils avocado for a minute. you offer a long way under the asking price (although only about 9%), and gradually have moved up to only 5k under. what message do you think that gives to the builder?
that you're going to keep moving obviously!
set a deadline and keep to it, if you're prepared to lose it and not prepared to pay any more0 -

one of my colleagues is buying a house at the moment - as well as me so we compare notes!
he and his wife saw a house, really liked it, put an offer in 9k less than asking price, the seller took three days to get back to them to decline the offer, they increased the offer and after a week and a half of going back an forth - there were only 3 offers altogether but the seller took his time to come back and decline them - their last (third) offer was 2k below asking price. the ea was convinced the seller will accept that... well, two days later they got a phone call saying the seller took the house off the market. they were absolutely fuming.
hopefully he's just trying to make you pay more...0 -

i've actually been told by a friend not to start with a ridiculously low offer because if i just keep increasing and increasing, they'll see that i really want the house and they'll try to get as much out of me as possible.
i did actually start with quite a cheeky offer but when the ea said he expects them to decline that i said 'well, that's the game, isn't it? i would actually very much prefer if they said what they'd be happy with and we'll see if we can find middle ground' - thankfully they came back quoting the price i wanted to pay so wahey! i know that's not standard practice.0
