    I hate the term landlord and feel it should be replaced with a more accurate term; sponger, mortgage-dodger, ponce, HPI ramper etc would be good alternatives. This of course is entirely at odds with their self view, which seems to be one of benevolent, kindly, self effacing housing provider for the under privileged who didn't have the nous to lies their !!!!!s off on their self certification mortgage forms and then get someone else to pay it whilst adopting an infuriating air of superiority.

    After that little rant we can maybe assume two things:

    1. you are an escapee from HPC
    2. you would always turn down any plumbing work offered out by LLs

    my last flat i lived there for 12 years and i saw my landlord Twice in all that time
    i payed his rent via bank and any issues he would get fixed when i phoned him (90% of the time i would fix the issues myself)
    i trusted him but i did not know who had lived there before me so who might have keys to the place
    i changed all locks front and back i ever put a new front door on when the other was getting past it
    when i moved out i offerd to put the old door and locks back on or he could just have the keys to the new ones he was over the moon.
    if i had my way i would still be there i loved the place but with 2 kids now it was time to move on to a bigger home and yes i call it my HOME as it was

    best part of all this he has now spent £10000 updating the place windows kitchen bathroom elecs boiler ect ect
    and he is going to rent it to a friend of mine who will have as much enjoyment as i did for all those years
