Should I take Boiler Maintenance contract by tenant?

Hi All

I have a fairly new tenant who is working and seems a decent chap.

Since he have moved in the Combi Boiler has been a bit flaky with the hot water, intermittently the water does not heat. A plumber is on the case and will hopefully fix tomorow.

The new tenant has just moved over to as new electricity/gas package with British Gas. And also told me he has been offered a Boiler maintenace package for £11/month and let me know if I would be interested.

I did did around for similare type of landlord packages and they all seem priced from £20 - £30.

My question is are there any pitfuls from me going to the British Gas package, I guess I will just the deduct the £11 off the rent and if there are any boiler issues he can contact British Gas direct?

    check with BG first - they will refuse to offer cover on older boilers and tell you you need a brand new one.......

    if you're going to pay for this, do it yourself! Have the cover in your name. Why get the tenant to do it and then pay him?

    Think about your annual Gas Safety certificate too - Usually sensible to get a LL's package that includes this too rather than do it separately, and it is firmly YOUR responsibility to do this, not the tenants. What if he misses monthly payments, the Gas Cert is not done and YOU are liable?

    Shop around on this site, on landlordzone, and google.

    I suspect this BG maintenance package is only open to owner occupiers. BG do a package for landlords that includes the annual gas inspection.

    The reason I cannot have the maintenance mentioned in my name as I do not want the gas/electricity is my name, the tenant pays for his utility use.

    Regarding the Gas Safety - I always have this done and pay £50.

    My query here was in thinking that if the chap does the £11 month and I obviously do the Gas Safety then I could be saving over hundred pound a year. I am a bit dubious because no one else has done this?
  • Ive got britsih gas homecare 400 for landlords and its a god send, all i do is call them and they are out asap to sort the problem, i pay 34 pound a month, and i think its well worth it, this includes gas certificates and servicing, i also have cover for electric and plumbing.

    The only thing they might do is when they come out they may say you need new valves and and also add a lot of extras so it may cost you more than just 11 pound a month.

    Having said that once you have it theres no worries if your boiler breaks down you just call them and they sort it.

    you dont have to, they pay the gas and electric you pay for homecare service for that property, the preoperty you own.

    As far as I know, the gas does not need to be in your name in order for you to have a British Gas maintenance plan in your name at the property.

    My previous Landlord used to have the British Gas 3-Star policy in place in his name and I still got the gas bill in my name.

    you can even have cover for locks and doors and its all tax deductable.

    BG will tell you that it's out of stock on parts due to age and tell you how much a new one costs. They also cost a fortune doing system wash outs on an elderley neighbour's property and never got the heating working right.
