    We have just agreed the sale of our flat through another member of the Sequence group of EA and when putting out house on the market we were asked if we wanted to choose the £1000 cashback scheme. The agent told me that it would basically mean that we would agree to sell for £1000 less than we would do otherwise so I guess that's where the cashback comes from. It wasn't clear to me whether the buyer would actually get an extra £1000 in cash or whether they just got £1000 off the purchase price.

    She did say that the £1000 cashback offer would attract more potential buyers esp FTB, but that the terms of the offer meant that potential buyers would have to take a mortgage from the agent and also that not many people would qualify for the offer, meaning that we wouldnt' have to reduce the price but would still lure people in and they would have their finances checked by the agents financial advisor (presumably only to find out that they didn't qualify for the offer anyway, but then too late if they really want the property).

    Personally although the idea of having the buyers financially vetted prior to them making an offer is good from a sellers point of view, we didn't go with the cashback as it didn't seem right the way it was presented to me. It seemed almost like the EA were saying 'look we'll lure them in with this cashback offer but they won't qualify anyway so we all win!' Even as a seller the terms of the offer were not made clear to me so I refused to sign this section of the form.

    I'm sorry you have had trouble with this offer, it is so upsetting when things don't go to plan and you feel you've been treated unfairly, especially with a big emotional purchase like this! I really hope you get it sorted out, I think probably best to find the terms and conditions on whatever you have signed (ask for them in the EA office if needs be) and then maybe get advice from people on here - complaining to head office or even more official bodies seems like the way forward but need to get your facts straight first so you can make more impact with your complaint.
