William H Brown 100 cashback scam!!!

Hi

I really need some help!!
we have brought our first home through william h brown and were offered a mtg through them on the 1000 cash back scheme, we were also offered one through another bank same rate same price everything. but our "adviser" at william h brown said we would be better taking hers as the 1000 cash back would cover legal fees. Now we are due to move this week but when i rang to ask when we would get the money back we were told actually we aren't getting it! i do not know where to look now as we had some things on order that we were planning on paying for with the 1000 pound to cover. I really did not want to start our first home leaving in debt and borrowed money.does anyone know where we can turn for help?? i feel we were mis sold this mtg!

what do you have in writing about the cash back? It is hard to advise without the details of your agreement.

And pretty unhelpful for a solicitor. Come on - offer advice!

Having said that it's hard to advise without details of the scheme. Who is the lender? I'm assuming Brown were acting as brokers. Who was the cashback from - broker or lender?
And the vendor told you!!!? Who was supposed to be giving the cashback? The vendor??

  • william h brown were the estate agents, they did mtg through natwest. They offer was 1000 cash back from vendor on completion but now the woman at william h brown is telling us the vendor never actually agreed to the scheme but it was advertised on their website as part of the scheme. all the adviser told us was we wud get it as long as we took mtg through her so we did but we are now worse off.

The seller could reduce price by £1,000 (but you will have to tell Nat West and they might reduce their offer) and William H Brown could reduce their commission tot he seller by the same amount. It was their mess up.

Threaten to complain to their head office, to the Financial Service Ombudsman, etc. Large organisations like this need to get their house in order and make sure that if they make these offers they are very clear about what is and isn't involved. If they don't make it clear people will inevitably not understand the deal.

With hindsight (wonderful thing) OP should have asked financial adviser who was giving this £1,000 cashback and where it was written down that they would.

Be careful that you have first read any written material that they did give you, because there could be get out clauses there.
