TBH its been sitting empty for two years, the EA seem glad that someone is interested in it, hope the bank see it the same way.

My argument was going to be 8 (well they will all need done) windows at normal prices pls fitting is about £3k, complete new bathroom about £2k and kitchen (which is perfectly liveable but meh) about £5k. All those prices are over estimated as I can get them trade and have people who can fit them but that due to the money that would need spent on it they should reduce it in comparison with that.

Nikki, its well worth a go. just remember they may say thats why it is priced so low - to take account of the work that needs doing. but like you say they may just be glad to get a buyer.
won't do you any harm to put in a low offer to start off with.

Well ive got my appointment with the FA at 1 so we will see what happens when she see's my actual figures etc. Fingers crossed.
