The benefits situation would not be good as under 18s are not really supported to live independently except in circumstances when they are estranged from their parents. Housing benefit for under 25s is only supposed to cover a room in a shared house and you would be expected to contribute substantially from your earnings. Step dad would be best renting the place out to fully paying tennants for a few years until you can actually afford to live there.

I started my job as an apprentice plumber from school i have been with my employer for three years 2 of which my apprenticaship took, i was promised an increased wage when i fully qualify but when i qualified in june 2009 this never happened, i waas then assured when i pass my driving test that i would get the pay rise i was promised. i passed my driving test november 2009 two months later i kept being told soon soon soon. 5 months later my boss upped my pay from a stupid rediculas 40 pound a day to £50. with this increase obiously my tax rate increased therefore been left with hardly any more wage a week. so have been looking for another job, as a fully qualified plumber i should be on top notch pay but no i am still on apprentice wage, dont no whether this is allowed but hey. so for the time being im stuck with this whilst other jobs awaiting.
This house situation is happening to quickly and i need to find a solution. however this is off subject but still totally relevent.
Of course, paying you an apprentice wage is allowed. You are the one who is allowing it. You must move on to another job. But be careful about the employer you choose.

Your situation is precarious. You would be homeless but for your gf's family - and their patience will wear thin at some stage. You are not in a position to rent the proposed property, I would say, so you need to sort out something else. To me, the sensible plan looks like you moving out and renting a room on your own, until your gf finds a job - when you can look out to see what you can afford together.

why does it need to be a quick decision? the guy's not even bought the house yet; he could not get tenants even if he wanted to.

if he wants an investment, he'll make more money out of it if you don't live there paying less rent than anyone else.

don't let them pressure you into this. say you really like the idea but at the moment you can't afford it. chances are, by the time he finds a house to buy, your girlfriend will have a job and you'll be in a completely different situation. if not, i'm sure stepdad will be able to find someone to live in a 3bed house and who'll pay more than 500 quid a month.
