In that time frame have you not had many neighbours come and go? Have you seen property boards go up on sale etc How long have they taken to sell?
I think even in bad areas property can sell reasonably quickly e.g 1-2 months...But was hoping for some anecdotal evidence as mine is just an assumption.
I just have a general assumption that people will always want to live in London..0 -
I have lived in London all my life,basically you pay for what you get.Cheaper properties are in the sh***y areas and the expensive properties are the better areas.I live in the IG post code and a small3 bed terrace will cost around 300k.0

IG postcode, is that Ilford? Very diverse and I think some parts are quite rough.0 -
Walthamstow, around Bruce Grove and Tottenham, Essex, SE London (Lewisham, Eltham, Catford, Peckham, Norwood, the worst bits of Streatham), the worst areas of Leyton (Cathall Road area, St.Patricks around Whips Cross), Maryland and around Murder Mile, Forest Gate, Plaistow and further out East.
Basically nowhere nice. Of the list above, the best place i would say for 250k and 3 beds, that i would consider 'in London' and where you're least likely to get murdered by a crack !!!!! or caught in the cross fire of a Turkish turf war is Walthamstow.
3 bed houses for 250k in a nice area in London don't exist.. Neither do 2 bed flats for 250k. You could get a flat for that, but i doubt you'd consider it in a nice area. Although it's more likely than finding a 3 bed house for 250k... Even 3 bed non council houses around Hackney Central, Homerton & Clapton cost upwards of 400k.0 -
You'd get a two bed flat for £250,000 in Bethnal Green. You couldn't be more central and it's an OK area.

You could try North West London, on the Nothern line.
I like the leafy green of North West London and its quick access to the city.0 -

The trick is to find an up and coming area, and then not to mind living there until it's come up! Think of Islington and Crouch End as just two examples that have now become extremely popular and were rather cheap and run-down.No reliance should be placed on the above! st00zer, no matter where you buy in London within your price range you will find yourself in very close proximity to "rough" areas. In London you are either very streetwise or incredibly rich, there is very little left in between.
For family security you might want to think about the ends of the tube lines, for instance, Epping at the end of the central line, (only one 3 bed house under £250k available at the moment) or Loughton/Waltham Abbey.
I lived in London for over 30 years and have just sold an ex-LA 2 bed flat (tower block) in the heart of Islington for a price in excess of your budget. :eek:
