I want to buy a house. Hardly any available

    What area of the country, and what is your budget?

    There are loads of houses available, just maybe not ones you can afford in the perfect location.
    Been away for a while.

    Our house has been on the market for about 3 weeks. The EA said it would sell fast and we have no onward chain. He was very enthusiastic about it and said he had at least 8 potential buyers lined up. We have had 12 viewers, but ony one offer today at quite a lot below the "guide price".

    I must say I am a bit disappointed especially after the EA was so positive.

    A lot of houses around here go at once. Ours does need work doing to it, but the price reflects that.

    we have looked at a few houses that have gone up 20k or so since 2007 (when they may have bought themselves). The sellers are living in cloud cookoo land as I would only buy at 20k below the 2007 price. We have also looked at a few that have been on the market for at least a year and believe me there is always something not right eg aspect, location, condition and in one case the potential for flooding. Sellers must realise that the internet is a massively powerful tool for doing the likes of google earth, street visits and environment agency checks

    Anything with a realistic price in a good location will sell

    So it's not so much there are no houses, but there are no houses at a price you are willing to pay, or if they are there is something wrong with them. Why would anyone put their perfect house on the market cheaply, only to find themselves in the same position as you when they try to buy their next house? Why hasn't your house sold yet?

    I'm in the South West, and have seen loads of movement. I'm constantly checking a list of houses via Property Bee, and am currently seeing about 3-5 a day being changed to "Sold STC", and about another 5 each day going on the market. The majority of the ones being sold, have come on to the market within the last two months. Anything older than that, seems to just be staying put. :think:

    Exactly the same situation here in North Norfolk - everything that's been on the market for more than a couple of months either has an elephant in the room (best example of this is a place on the coast, priced at £350,000, with extensions that look as if a child of two has randomly glued them on, plus a giant block of flats behind it) or is perfectly ok, but overpriced.

    I have been trying to buy since last September.

    Nothing about and therefore anything that is desirable is going for boom prices within a couple of weeks of it going on the market.

    Oh, I hope you are right as my house goes on the market tomorrow and whilst Im not in a hurry to sell I would certainly move out for the right buyer. The EAs around here are upbeat but they would be wouldn't they? They just say what you want to here and make loads of money.

    Are any of the 3 EAs going to buy it ? If not, their opinion has limited value.

    Did your Rightmove ad say you were open to offers? If not, how would buyers know to try an offer.

    You may as well have knocked £5k or £10k off the price, than wait for someone to guess they can make a low offer.
