Putting in a 'tentative offer'...

Hi,
We are currently on the market with a property. Not much interest yet and no prospect of selling any time soon.
We have seen a property we like with the same EA however my thoughts are that until we sell, we can't/won't do anything that is likely to increase hopes of any other vendors or waste their time.
I mentioned to the EA we are interested in this particular property in the hope that they might put more effort into selling our place because we are interested in another one of their properties. The EA has now suggested that we put in a 'tentative offer' on the property we like to guage how low she is willing to go with the price abd so we can budget more effectively and know what the lowest would be we could accept for ours.
Is it me, or does this seem a little premature given our current position. I would really hate to waste the other vendors time or cause her hopes to be increased if we are still on the market for months to come.
Has anyone else heard of this? Is is a common/ethical practice?

You won't get the best price by putting in an offer when you haven't a sniff of selling your own property, and you will have burned your boats with that particular price point! The estate agent wants you to put in an offer so they can prove to the vendor they are doing a good job, and perhaps push the sale through. Having said that, I cannot see why you are viewing if you don't feel in a position to submit an offer on the right property - surely that is timewasting?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

How I agree!
To the OP - nothing to be gained by showing your hand before you're in a more powerful position, and possibly something to be lost. Sit back, keep an eye on the property using PropertyBee, and hope the asking price drops... Oh, and always run off a hard copy from PB of anything you might be interested in, in case the agent removes it for a brief period, or it changes agent - all the useful info is lost at that point.
Interestingly, one of the properties we're looking at went UP by £30,000 a few days ago, information not now available on PB as the agent took it off for a day. Another went down, then up, then down again, within a couple of days...0 -
Thanks for replies. We were initially viewing as EA said this was the done thing and as first time sellers we just followed the advice. Have since thought better of this and won't be viewing anything more until sold. I'm learning more and more about the process as time goes on and now know not to take what the Ea says as given, so your replies echo my thoughts.
