    If paying "peak price" saved you £40,000 over renting since then and buying at todays price, as it did for me, then yes of course.

    Bought about two months ago, moving in next month. Saved about 50k on price. I didn't have to rent (unusal circumstances) however even if I did the extra cost compared to the interest on the mortgage would have been nowhere near the 50k savings on price.

    The UK is not one market, in some cases holding off buying is a good choice. In others (possibly your area, although I don't know it that well so can't prove that) it has been a bad choice.

    You can't take the pi## out of someones decisions if you don't take in to account local conditions.

    Rather a bizarre conclusion to the situation,was this the guy who claimed UK was finished,and that greener pastures abroad were a safer bet?

    And yet for 99% of people out there, the choice of when / if to buy or rent is still not just a financial decision. For example, I moved in to a rented place with my then girlfriend (now wife) in 2002. We ended up buying in 2004 when prices were substantially higher. Was this a 'bad decision'?

    Well, purely on finances, it is an obvious bad decision. A house that would have cost us about £100k ended up costing us £130k a couple of years later.

    But in terms of our life (which is more important than finances) it was the right decision. We were both in jobs that we didn't want for our careers, so didn't know where we wanted to base ourselves in case this changed. We'd been dating for a year, but hadn't lived together before so buying a place seemed foolish incase things didn't work out. I also hadn't lived in the area we were going to be living in before, so didn't want to buy. So I think we made the right decision.

    I think its great that people get on the propery ladder and im happy for them to get a bargain, the thing that makes me laugh ismbga9pgf posted him and is wife earned 35000 between the two of them last feb, he then posted in march last year he would have a 40 percent deposit now, and then in the same thread dated the 16.03.2009 he said he earned 50,000 pounds.

    Now if he was telling the truth by what he posted on hpc website i would say fair play to him, but i think he has said this, so he can escape from these forums, with some kind of dignity that he was right and everyone else was wrong.

    When he was spouting all this last year in feb house prices where rising and now 12 months on they have rose 10% nationally, and all the time he has been going in about house prices falling and now hes managed to get one 30 percent off;).



    Now i dont make predictions of whether house will go up or down and i dont even know whether they have gone up 10 percent in the last year, it wouldnt bother me if he bought a house or not, but i have to question anything he says, has he has posted so many blatant lies in the past, it surely can not be true.

    Dont take hamish serioulsy. He got a hand out many moons ago to buy property and now sits up in scotland thinking he is lord of aberdeen.

    Like you said local conditions are different. Here in Northern Ireland they have dropped 40% so far and have fallen something like 30 months in a row.
    The figures spouted by Halifax and nationwide are UK averages based on very low transactions. Best just looking around you to see a true picture.
    And for Gods sake dont listen to the media and their spin ;)

    WE WERE SAVING 35K A YEAR! Our joint GROSS salary is 73K! :rotfl::rotfl:

    Prices can rise nationally 10%, as soon as I complete, I will be able to show you all the details, with photographic evidence and a sign saying hamish and the bulls can go kiss my @rse... and I can guarantee that this is going through at 30% off initial list price. Only Surveyors valuation to go, we are due to complete in around 3 weeks from now.
