I would be quite upfront to the EA. We have XX amount to spend on a new home We do not need to sell our current home to do this. We are ready to proceed once suitable property found, we do not need finance to proceed. I would also point out once you have bought your new home and made any monifications or improvments you feel nessesary you will me looking for an EA to market your current propertyMF aim 10th December 2020 :j:eek:MFW 2012 no86 OP 0/20000

Have you instructed a solicitor? If so would they be willing to confirm to an EA that you have sufficient funds for X amount? (Where X is the amount you are willing to pay, not what you could afford). So, if you are looking for properties up to e.g. 250,000 then the EA can check with your solicitors to that you are good for it....
Alternitivly you could just show up at the EAs office with a suitcase full of cash....0 -
The original post implies that you are waiting for properties to be listed on an agent's website or in the paper before asking to see it. Try checking with the big 3 online marketplaces first (findaproperty, primelocation and rightmove)

Have you mentioned your thoughts about "sellers being in la-la land" and that the houses you're viewing have made you "gobsmacked at the steep price tags" or that you're not going to "finance [the sellers'] previous delusions of grandeur"?
Actually you probably don't even need to have said it, it will be plain in your body language and attitude and even though you're probably quite right, that's why you're not first call for the agents - they think you're a time-waster.0 -

Vigilant 22...we don't have a mortgage on our current property. We bought it a very long time ago ( 23 years to be specific) and we only had a small mortgage then which we repayed within 7 years.
No, we don't intend to keep our current home indefinitely - we have no use for 2 houses in the same town....but what I said was that we don't need the funds from selling this house to purchase the next one. We would sell it once we bought the other one but we don't need to release the equity of this one, go into rented and then hope & pray that a house we like comes on the market.
I realise that we are really lucky to be able to do so.0 -

Much as it grieves me... you are quite right. I'm doing something wrong for sure.
I'll chat it over with our bank manager, etc and then perhaps send a letter to all local EA's accompanied with a kind of declaration of funds available.0 -
To be quite honest, if my estate agent rang me up to say they had a "cash buyer" who refused to give any kind of evidence that they where a cash buyer then I'd tell the agent to tell them to go swivel. I paid my estate agent to filter out the Wilter Mitty types. They can either see the EA's IFA, provide an agreement in principle for a mortgage or provide the contact details of a qualified IFA / Mortgage Broker / solicitor. I'm not going to re-arrange my life to get my house ready for a viewing for the sake of some time-wasteing tyre kicker.0

No, I didn't share my thoughts about that with the EA!
Still, as uncomfortable as it is to admit it, you may not be entirely off base with your premise either. Maybe it wasn't so much what I said but what I didn't say or my body language or whatnot.

Yes, they obviously do. I don't like it, it ain't the case, but what's the use of being indignant about it? Thus, I must convince them otherwise if I want to buy a property marketed by them. Seemples;)0
