Guesstimates on how much this could cost please....
Main Walls - "Off key, blown and missing sections of render to all elevations. Immediate repairs will be required to the render prior to damp penetration occurring.
Thanks!

So what area of the render requires removal and replacement? You've just said 'all 4 elevations'. You need to say approx how many sq m.No free lunch, and no free laptop0

@macman I'm sorry I really dont know
I just wrote what was on the survey.
I have arranged a builder to see the place tonight so I will come back and hopefully sound less clueless!

been a good year for render popping off, got to find out where the damp got behind it too as the freeze thaw caused the 'peeling'0

So it's not as bad as it sounded (or atleast the quote is not so scary) - £575 for:
- trim and removing rotting timber from conservatory frame. Replace with new section hardwood and decorate
-hack(!) off internal plaster beneath staircase, replaster and decorate.
-To external wall, dig out and remove all debris / earth bridging DPC. Dig 150mm trench.

@plasterer
Im not sure i feel comfortable adding pics as the only ones I have are from the brochure - not depicting the issues.
I also don't have the full dimensionsjust by room - is it as simple as adding them together?
Lounge 12’10 (3.91m) x 11’6 (3.51m)
Kitchen 18’1 (5.51m) x 9’10 (3.00m)
Bedroom 15’9 (4.80m) x 10’10 (3.30m)
Bedroom 2 12’1 (3.68m) x 7’3 (2.21m)
Bathroom - no figures
pretty sad I dont know the overall size; I even checked the lease and other paperwork! I'm hoping to exchange next week!

Does't really help to be honest, a lot of the cost could be down to the amount of angles, windows, access etc why not just post a pic from the brochure and then talk us through it.0
