Moving from one rented place to another...

Hello there folks,
I am seeking to move from one rented property to another with my partner, and am trying to do it such that I do not have to pay two lots of rent concurrently.
Effectively, I am seeking to make use of the notice period on my existing place.
I am in a position to be able pay for a month rent and deposit, but would like the rental period to start immediately after the previous one has expired, such that the overlap is minimised between the two places.
So my question is: is it possible to pay for the new place and defer living there until the notice period has expired? I am aware that this shall be some overlap.
The reason I am doing this is that I am paid four weekly, there shall be a weeks overlap between the old and new contract...
I am aware that there maybe a retainer payment to the new landlord, which will still benefit me (paying a relatively small fee rather than one months full rent has got to be better).
Firstly, I was would like to know if anyone has done this before, and from the landlords out there, would this be an acceptable arrangement (ie pay for a new contract and then move in during the notice period).

The timing is all dependent on the periods in your rental agreement. Do you have a rental agreement and what are the dates referred to? You need to give at least one month's notice to expire on the last day of the rental period. Once you've done that you should expect to take on a new property with the rental agreement commencing on the same day so you can move in and out on the same day. The date upon which your new rental agreement starts may need to be negotiated with your new landlord as most are extremely keen to have as short a void-period between tenants as possible. It's all totally dependent on how bouyant the rental-market is where you live and how flexible any landlords are prepared to be.
Once you've given notice to your landlord you are not compelled to actually live there any longer but you should arrange a mutually convenient day to hand-over the property, attend the check-out and hand back the keys on or before the expiry date or you'll be liable for another month's rent.0 -
Check notice period on first property and make sure you understand it. (Some tenants on a periodic tenancy incorrectly assume they can just give a months notice at any point during the tenancy but actually the notice has to expire with the rental period so timing can be critical. Others don't understand they are locked into a fixed term tenancy agreement and they can't give notice early)
Find next property - tell/negotiate with landlord when you want to move in (i.e. same day other tenancy expires so you can check out of one and check into the other).
Sign contract for new place with start date of tenancy at future desired date. (You might not be able to do this quickly if there is tenant screening checks but you might be able to pay a holding deposit. Check the terms of the holding deposit - you may not get a refund and/or the tenancy if you fail it).
Hand in notice to first landlord.0 -

My rental notice period is 1 month...
The sorts of dates I am looking at are...
My rent gets paid on the 5th Month
Hand in notice 5th May (or slightly before) having paid for a new contract
Move into new place on 28th May (which is pay day)
Notice period end on previous place 5th June0 -
As a landlord I always accept 1 months notice from anytime in the month (once the original contract period has passed) so if you gave me notice on the 28th May you could move out of your old place and into the new on 28th June without paying for any overlap. Most landlords are reasonable and its worth a try. At worst what you suggest is normal. Also bear in mind you may have to fund the new deposit until old one is returned. Up to 14 days after you leave.0

Thank you GarySt, that is what I am intending to do: pay for the full deposit and months rent up front and delay moving into the new place for a little bit. I shall hand my notice in on the 5th May, begin the new place on the 28th May (it aligns with my paydays) and vacate the existing place by the 4th June (gicing a weeks overlap which is plenty of time to move).0

If you can move out early you can save a bit on the council tax!!!
