Even if she sells, yours is then going to be based on the price next door sold for - £x.
That's effectively the same as price cutting now. I personally think a lot of chickens are going to come home to roost after the election and the economy and housing market will crash this year, so I'd be selling up ASAP to maximise the price achieved. That's obviously opinion/speculation though!0 -
Her kitchen looks twice the size of yours. Get your pix redone or take it off the market for now? have to admit i haven't touched the garden since I moved in! I think I may have used the weed killer once!
My dear mum is coming round to help me sort out the rooms then we'll prob get the pics re-done.

I don;t actually know if you can take it off, it's worth looking into though.
My garden is also a mess so it's nothing personal! My neighbour is on the market as well, but I'm the cheaper one so it's a bit different, plus we have accepted an offer now.

She may have underpriced to get a quick sale - people do that and it often works - if it's a really good deal she might be under offer in a few days and it won't be such an issue for you.
If it makes you feel any better, her back yard is hideous. Yeah the house is bigger but your garden looks much prettier.0 -

Yeah it's just really really bad timing eh!! My mum said just stick it out. I might get a lodger in the meantime perhaps, if someone at work is just looking for somewhere to stay for a few days in the week0 -
Your neighbour does not have a loft conversion. Hell, even the EA states that it is just a loft room and cannot refer to it as a bedroom. A velux window and a laminate flloor do not a loft conversion make.
Equally, the summerhouse/home office is just a shed with leccy.
So I'm really not seeing that her house is worth a lot more than yours.
No offence but at that price bracket I would say there is a lot of difference in the saleability of the two. A loft room (providing it has some sort of fixed staircase) will add value if its been done well. In a small house like these that is a lot of extra living space , although a lot less storage I guess!
The summer house again probably adds to saleability at that price level although the Op does also have an outhouse which presumably could be converted into a home office etc
If I was looking at that sort of price level in that area I know, I am afraid, which one I would be more interested in on paper
