Can anyone advise please???

Hi everyone,

Some of you will have seen my previous thread and know that I am in the process of moving into a new rented property. The reason for this being that the landlord wants to move back into my current property.

The house I have found is perfect for me and my children and the private landlord and his wife are really lovely. They have taken me as there new tennant as I have lived in my current property for 5 years and have never fallen behind on rent (I have given them proof from current landlord) I have also shown them recent utility bills that show I am in no arrears n any of those. They want a long term tennant which is what I would be and they have said they do not see any point in spending unneccessary money on a credit check.....they are quite happy with me and what they have seen on paper.

So......my question is..........Do I come clean and tell them about my credit card and loan debts and tell them I am going BR in June (when I have saved the fee) or do I keep it to myself as I know that my bills and rent will never be an issue. It never has been in the 7 years Ive been in this mess and i don't ever intent to let it be. I dont want to risk them changing their mind and refusing me the house!!

Or do I just keep it to myself and go BR regardless after I have moved in?

Would they as landords be automatically informed by the OH?

Any advise will be gratefully received......and also how to take the slant off my font???? I must have pressed something by mistake whilst typing!!

    Not really sure what the best policy is, as I think (and someone much wiser will confirm) that the OR will inform your LL, however I'm not sure if you have to tell them before the event.

    It seems they appear quite nice trusting people and you have not had any problems at your other property so maybe it maybe better to come clean... but lets wait and see what other people advise.

    Re the slant : You press the "I" button again.

    My view is dont tell them. Your landlord may not be told. Mine wasnt.

    If they do need to know in the future you can say that you took debt advice and BR was what was recommended. You will now be in an even stronger postition to ensure your rent is always paid on time.

    Will you get a written tenancy agreement, it would state in there about bankrupts if they didnt allow it. My tenancy doesnt mention bankrptcy thnk god.

    We told ours we were going BR and he was fine with it, after about 6 weeks after my BR he rang me to let me know the OR had been in touch with him. IMHO I think being up front with them is the best policy, but it is up to you what you do. Good luck with whatever you decide.

    There was nothing in my lease to say they didnt allow BR so I didnt tell my landlord and they were never informed by OR.

    If it states it in your tenancy though that would be different.
  • I think I should ask them for the tenancy papers to read through before i sign them then?? that way i can see if it mentions BR and decide whether or not to tell them.

    Yes good idea and would put your mind at rest. If no mention then dont tell them and dont worry about it :)

  • Worry????? Worry is my middle name!!! Cracking up is my first name and Beside myself is my surname!!!!
