You have quoted one of the highest arrangement fees there. Granted that the median is probably 2.5%, but there are still deals at under £1k.
Long may they continue to be high, so long as that deters selfish Landlords.
Those fees are part of the setup cost, and are by no means the kind of barrier to entry that should put off a long term BTL investor.
so i take it your buy to let investments have been put on hold due to the high fees?

You are not evaluating risk, you are evaluating the chances of being caught committing fraud! A risk assessment for BTL is entirely different.

Not at all - they are full steam - but I'm doing it properly, with the tenants in mind unlike yourself!
The circumstances would be more than just fees LOL. % of property for sale, £££'s, management of let, personality of co-investor (for which if it was you I would walk away immediately), co-herent 5-10 year plan, agreement on decision making processes.....the list goes on. The person will make their own mind up no matter what we say they are a grown adult, if anyones been selfish its you, this is a debate, im not dictating what the person should do you are, im saying what i would do in the circumstances.

You and this site are neither regulated to give advice...ALSO the purpose of this site in not for deception....However one thing I hope your posts do achieve is...if any readers on here are tenants they will double check with landlords they do have the correct permissions etc and stay away from "amateur" type landlords who couldn't give a damn about tenants..0 -

Sure.
Someone who doesnt say they can get their tenants out pronto if the bank caught them committing fraud is one that springs to mind.
Rent reduction schemes are another
Community investment programmes
Excellent quality furnishings at reasonable rental rates
Honest dialogue
LAW ABIDING!
Ensuring all insurances cover the tenants
Making myself available to surrounding homeowners in order to communicate about tenants
Keeping myself up to date with all regulations etc
Reporting all appropriate profits to HMRC
Not charging people for wear and tear
Quickly making available people's deposits

i would because really thats what most landlords should do, what makes you so different and special to other landlords?
I know what does make you different, you are jealous of anyone becoming a landlord has you think it will effect your empire, thats why in your eyes most landlords are selfish ones, your just a pr!ck!!!0
