new_home_owner wrote: »great links miss moneypenny but you have gone completely off the suject, i know a landlord can go to jail for not having a gas safety certificate.
Errm...you asked me about gas safety certs.MissMoneypenny wrote: »I pity the poor landlords that go with the latter as they are the ones that face the fines for their letting agents failings, such as missing 12 monthly gas safety certs.new_home_owner wrote: »Look you say landlords have been fined, can you just show us one case when this has happened?
Is it the school holidays this week?RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.
Read the sticky on the House Buying, Renting & Selling board.0 -
new_home_owner wrote: »Let me put it like this say someone had all the gas certificates all the insurances, but the only thing they never had was consent to let from their lender what would happen to them? oh and if you can show us some links not links about landlord being jailed for gas certificates.
Letting a property without the explicit consent of the lender will invalidate your Landlords insurance. So if your tenants caused a fire for example. Then you would have no insurance cover against this event.
With landlords insurance, even with a BTL mortgage, you should also read the small print as some policies have specific cover exclusions as for what the insurer regards as high risk tenants. ( for example DSS claimants, students).0 -

I thought new_home_owner was a troll, but from his posts I see that he's just more than a little dense.0

@ missmoneypenny
I asked you to show us who had been fined for not getting consent to let ad i even quoted something you had said about landlord not getting consent, you never mentioned once about gas safety certificates in the post i quoted and then asked you.(look at post 180)
You can thank VIGILANT for evry post he makes he his very much like yourself and skates around the actual issue and not one of you have the answers.
Here i ask it in plain ENGLISH , Do you or anyone else who keeps on going on about not getting consent to let ever known any landlord have their home reposessed just BECAUSE THEY NEVER GOT CONSENT TO LET?
just answer yes or no0
