Im not on about a fine or jail for a gas certificate, im on about not getting consent to let.

Your saying has the agent might not check you have consent to let they may, a big may forget to get a gas certificate which then may lead to 6 months in jail or a 5000 pound fine.

Anyone can get a gas certificate, even if you have no intention of renting you can get a gas certificate, so why if you have consent to let you think the landord is more likely to have a gas certificate baffles me, the main reason someone would not get consent to let, would be that they know the bank would not give it them, because of their situation with ltv, you may get the odd greedy one or two, but thats what i personally think.

great links miss moneypenny but you have gone completely off the suject, i know a landlord can go to jail for not having a gas safety certificate.

Let me put it like this say someone had all the gas certificates all the insurances, but the only thing they never had was consent to let from their lender what would happen to them? oh and if you can show us some links not links about landlord being jailed for gas certificates.

Not if they havent got consent to let from their lender they may not have this and that and they could go to jail thats a lot of ifs and buts.

All you are doing is sumising that if someone has not consent to let from their lender they will not have everything else in place to rent out their property, i know people who have not got consent and have all the gas certificates,epc and landlords insurance.

Now you are posting links for landlords being locked up for not doing safety checks and not having certificates, where has that come from? And why do you think im asking about gas safety certificates?
