Bovis Homes Part Exchange - what should we offer ?

We are currently waiting for Bovis homes to contact us with an offer for our house in part exchange. We have already had 2 valuations recently being 1) £190,00 2) £190,000-£195,00 they are sending around another agent in the morning and should contact us Thurs/Fri with an offer.
This is a big move for us as we are re-locating over the Pennines due to DH work commitments, but are not in a rush.
The house we are looking to purchase is £249,995 and wondered if there would be any manouvre for negotiations knowing they usually work on a 25-30% upgrade difference or should I try and stick to getting the house carpeted, rear garden turfed and maybe stamp duty paid.
I have looked on rightmove and there are houses for sale that have been lived in and are exactly the same house type for £229,950 & £239,995 (maybe 2-3 years old)
I can find the same property that sold in 2007 for £271,950 but am struggling to find others as I don't have the house numbers (which I can get next time I go which would probably be next week)
Is the current asking price of £249,995 too high, the house is built and at the stage of where we choose our internal fittings etc.
Any help would be appreciated

We have now just had another valuation from who Bovis Homes have instructed. He has told us in confidence that if he marketed our property it would be around the £229,950 mark, yet our other valuations have been £190,000 & £190,000-£195,000.
There is no way our house would sell at £229,950 as fantastic as it is and the spec it is realisticaly I wouldn't expect it to achieve above £200,000.
I am now hoping we may be in a stronger position to bargain with Bovis based on the valuations.
Any help would be appreciated.

eg, Sold prices.
Oh, and do have fun by clicking on the link for a specific property, (eg, your own) and looking at the 'birds eye view tool' on Zoopla0 -
Already looked at Zoopla and I have to say i m not impressed with some of the features it gives a value for our property of £154,000.Born and bred in Manchester (proud of it)
