Lower Valuation than I thought from Estate Agent?

    Stick it on for £50k more than the highest offer.

    Estate agents are always down-valuing houses to get quick sales.

    Just sit tight for a few years then watch the money roll in!

    Thanks for replys, but the reason why i am asking about changing the valuation is because the same Estate Agent has a house for sale two doors down from me and that house has been on the market for 18 months, the houses are exactly the same apart from the fact that i have a free standing 22m squared garage. So i thought my garage was worth at least £10000 over the price of my neighbours but the Estate Agent gave the exact same valuation ?? Could the Estate Agent be working more for their client of 18 months rather than me? thanks

    I would have thought your neighbours is overpriced if it has been up for sale for 18 months, not your house being under valued.

    I have a friend who has had her flat (in a posh bit of Surrey) valued at £395k-425k by one agent (a national chain) and valued at £475 by another. She put it on for £495k to see what would happen

    It has just exchanged for £487k, and was only on the market a few weeks then!!!

    How much of a rush are you in to sell? Don't underprice yourself

    Your garage MIGHT put £10k on the sale price of an equivalent house, but as you can see - nobody wants to buy it at its current price, and it hasn't sold. Apparently, the EA is taking into account the value of your garage, and what they think should be taken off the asking price of your neighbour's house.......

    When did the most recent house sell in your street? Was it equivalent to yours? If not, when did the most recent equivalent sell?

    No harm in sticking it on at a slightly higher price, particularly in a rising market. Don't be too greedy though.
  • The purpose of an Estate Agent's valuation is to get you to sell your house through them, and not through the bloke round the corner. Any relationship between this value and the amount it actually sells for is entirely coincidental.
