Lower Valuation than I thought from Estate Agent?

Hi, I am putting my house up for sale, I have never sold a house before. I have had one valuation from an Estate Agent which I think is £10000 too low, and will have two more valuations next week. My question is can i decline the valuation the Estate Agent gives me and demand that they put my house on the market for a higher price? thanks

You can put the house on at whatever price you want, but bear in mind that the estate agent will have more knowledge than you at what price it is likely to sell at. Putting you house at £10000 more than they value it, won't guantee you that you will get that extra £10000. Also there has been a lot of threads on here where people have found that the mortage valuation is less than the estate agent valuation, so this could cause trouble for any future buyers of your house as well.0

Have you checked what the average house price is around your area and taken into considering how much others are selling for?0

truth is your house is probably worth less than the EA said, so if you dont want to sell just ignore the EA and put it up for what you think, also if you do overprice it , potential buyers will tell the EA it is overpriced and they will most likely aggree with them and not put much effort in to sell your house0

No, you cannot demand that the EA does anything!
I will never understand why a Vendors asks an EA to value a property and then when they do, they disagree with it!?! What research have you done that suggests that your house is worth more?My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -

What was my friend supposed to do, ignore the higher two ? They have since had an offer of £141k, so at least 1 EA doesn't know their job.0 -

If someone demanded that I marketed a house that was £10,000 overpriced then they could go elsewhere.

That range of valuations is just ridiculous, quite often the valuations given will differ slightly because it is not an exact science.....it's someones opinion, backed up with comparable evidence.
