DMP are cheap and cheerful - there are two or three conveyancers there and without naming names you should go with the oldest one as she is a solid lawyer and really efficient.0

Also on all this stuff about agents - big chains like Romans, Carsons etc do get a kick back for referrals, but many small independent estate agents don't and they pass the work to local lawyers they trust to get the job done and communicate properly, as well as look after their clients. All my business is returning clients, clients of friends, or referred by estate agents and I don't pay anyone for it, although when a client recommends a friend I do send them a gift voucher to say thank you sometimes, or a card, or buy something little for their kids/house. It's all about the personal touch and feeling like when you ring up someone is actually listening.0

The HIP searches are not sufficient for the legal process and your solicitors will need to redo some and do some other searches. They will usually ask for a small amount of £300 or so upfront for searches and this is normal.0
