    I have been told by one of the solicitors that some lenders do not accept sole practioners (single partner solicitor firm) to act on their behalf with regard to the mortgage.
    Is this true?
    I am considering 2 different lenders, one is accepting sole practioner firm and other is not. I am in a fix. I have said no to EA recommended solicitor.
    and I have to find my solicitor ASAP. I am really looking for a good start here.

    I would strongly recommend NOT going on your EA's referal as they take a big slice of what you pay as a referal fee!

    i.e. you end up paying the estate agents as well.

    In accordance with the SRA the estate agents HAVE to tell you exactly how big their referral fee is (but can you trust them?)

    If you go with a local solicitors they're likely be slow, but they do know the area.

    You could try this reading office http://www.fridaysmove.com/reading they're still the most cost effective around, and they'll buy your HIP off you (if you've still got it) https://www.lawsociety.org.uk gives a good list of solicitors by location. Get a few quotes and see what's good.

    I'm a property developer and I've used them for every one of my Hips, Sales & Purchases and they have been great!

    Getting a Solicitor in your area isn't important as everything can be done over the phone or internet. I live in essex and have been appointed a Solicitor in Liverpool, and am very happy with the service.

    Also as I'm very busy and cant always get online to check progress the text messages are a god-send.

    They definitely get my vote!

    I am not looking for a biggie firm to deal for me.

    Family run and very friendly. This is the first time I have ever done a house move so very green around the ears! Every step of the way has been explained to me and help offered if I don't understand something. My main criteria was communication and they score top marks for keeping in touch! They were recommended to me by a colleague at work who as a FTB had been looked after completely.

  • aviod going through the agents introduction they will be making a profit on it. I used Fridays and they were good for me. Mary and Gemma have both been very good. As for payments upfront check the hip on the property you are buying the search may still be valid.
