Learn and understand the word 'valuation'. It's not a hard word, one day you might get it.
Until a transaction occurs, there is no price, mearly a valuation.
To call this a 'price index' is as misleading as calling CPI inflation. It doesnt measure what it's title says it does.
Asking-prices/valuations are still significant in that they do give an indication of market sentiment though, which in turn gives an idea of where prices might be going.0 -

Do you mean the one that lasted for 10 months From April 2009 or the one that hasn't started yet in 2010 as it's still (officially) winter...*

- On a separate note, Nutrisse, Nembot called me a cowboy. For all he knows I could be a builder (I'm not) and as such that might have been offensive (It wasn't).
