    I thought we'd all decided RM's asking prices were irrelevant. They dont seem to bear any relation to the other indexes anyway.

    This is only true when showing an increase.

    The RM index has little to do with 'house prices'.

    It's an index of prices at point of original marketing. Ie an index of the first price a house goes on the market for.

    Bascially an index of which EA lied the most.

    That graph has nothing to do with how the RM 'index' is calculated.

    How can you say I 'lied' when you come back with an point from a different argument. I'll do the same, here is a picture that proves my point to the same level as you.

    Learn and understand the word 'valuation'. It's not a hard word, one day you might get it.

    Until a transaction occurs, there is no price, mearly a valuation.

    To call this a 'price index' is as misleading as calling CPI inflation. It doesnt measure what it's title says it does.
