I thought we'd all decided RM's asking prices were irrelevant. They dont seem to bear any relation to the other indexes anyway.0

This is only true when showing an increase.0 -
The RM index has little to do with 'house prices'.
It's an index of prices at point of original marketing. Ie an index of the first price a house goes on the market for.
Bascially an index of which EA lied the most.0 -

That graph has nothing to do with how the RM 'index' is calculated.
How can you say I 'lied' when you come back with an point from a different argument. I'll do the same, here is a picture that proves my point to the same level as you.

what do you think a house asking price is?
do you think it might have teeny weeny bit to do with house prices?
Learn and understand the word 'valuation'. It's not a hard word, one day you might get it.
Until a transaction occurs, there is no price, mearly a valuation.
To call this a 'price index' is as misleading as calling CPI inflation. It doesnt measure what it's title says it does.0
