Realistically, what size rooms are ok for your average 3 bed semi

    We are in the process of buying an exyended 3 bed semi, house built in 1981.

    Living room, 17' x 11'
    Dining room 14' x 9'
    Kitchen 9'2 x 7'8 + utility/lobby area

    Master Bedroom 18' x 9'2
    Second 12' x 9'2
    Third 9'8 x 9'2
    Forth 9'2 x 7'8
  • Mine is a 2 bed house - and I think it is pretty average for London; built in the 1990's

    The 2 rooms are almost equal in size: 12' x 10'....

    Lounge: 15'7 x 12' (and that includes my dining table)

    Kitchen: 8'2 x 5'7

    Sigh - looking at other poster's dimensions - I am envious

    Those sound pretty typical for an inter-war semi to me, though your third bedroom is bigger than some I've seen. Until relatively recently small kitchens were the norm in standard, suburban type houses, so I think the poster that says FTBs are just not realistic about what to expect in kitchen size is absolutely right. I've certainly seen quite a few houses out there with kitchens or third bedrooms measuring well under 7ft on the smallest measurement.

    Personally, I chose to buy ex-council because I was able to get much bigger room-sizes that way. I also have a much smaller garden than I wanted originally but I find it quite easy to love the faults with my house because I know I chose to make those compromises in order to get other things that I wanted.

    I couldnt tell you off the top of my head what size my bedrooms are, but in a 3 bed house, i would expect to be able to fit a double bed, wardrobes and chest of drawers in bedrooms 1 & 2 with ease, and bedroom 3 a single bed and wardrobe. (thats what my mums 1930's semi fits in)

    Anything smaller than that and it wouldnt really be practical.

    I viewed one house which was 5 bed and beds 4 & 5 were like shoeboxes, i doubt you could fit anything else in once a single bed was moved in. Better as office/nursery really. Some owners changed bed 5 into another bathroom.

    Our house is a 3 bed detached (but i wouldnt say it is any bigger than a semi).. Bedroom 1 fits a superking, 4 door wardrobe, chest of drawers, vanity unit and 2 bedside tables with room to move about.

    Bedroom 2 & 3 both fit a double bed and wardrobe, but its a bit tight in bedroom 3, so we have one of those occasional doubles (single bed with a pull out single under it)

    thanks everyone, makes me feel a bit better. i do spend time looking at rightmove a lot, my OH keeps on at me why.... but im not looking because i want to move but because i like looking!!

    i think the kitchen is about 10 by 7, but that is misleading really because its open one end into the dining room which is about 10 by 10 and at the other end, has a door to the utility room, so its the practicality of the kitchen thats bad, rather than the actual size

    i forgot our utility room which is 16 by 5.5, we've had it done out recently with a cheapie kitchen from wickes so its where we do messy things like the cat litter trays, washing machine, big butler sink etc, so it means theres less pressure on the kitchen,,, its my bug bear:(
