Realistically, what size rooms are ok for your average 3 bed semi

for those that are lucky enough to have big victorian or georgian houses, i cant afford those!!
i sort of feel the room sizes in our house are too small, im trying to learn to love them
our bedroom is 10 by 12, the second bedroom is 10 by 10, the lounge is 14 by 10, the spare bedroom is 9 by 7
the kitchen is miniscule and the diining room is about 10 by 10 i think as it sort of blends into the kitchen
there is some extension to the measurements but i dont really count them, like bay windows and door ways etc
our bedroom feels fine, the second bedroom feels a real squeeze to be honest, but thats probably because i have an exercise bike in there
the lounge seems ok ish

What sized place have you come from?
How do you live? (lots of visitors? Kids?)
How (excuse me..) big are you?
How much time do you spend there (workaholic or unemployed/home-worker?)
Those sizes seem average. Personally they're small for me, but then I'm lucky....
My place is bigger (quite a bit) but it's a b&gg*r to heat!!0 -

Again another case of envy from me! I know I'm looking in London so the same rules dont quite apply as they do in other parts of the country, but I've been to places where I've seen two bed places where the second bedroom was 7 foot by 6 foot! There arent even places on the market with your room sizes where I am, let alone within my budget. I once viewed a place where the second bedroom was 6'6" x 5'. I'm fairly sure that's just a big cupboard.0

We used to live in a post-war (WW2, that is) 3 bed semi and the main rooms were 10 by 12 (lounge, dining room and bedrooms 1 and 2). Bedroom 3 was 7 by 9, and the kitchen was fairly small - so yours sounds pretty similar. We lived there happily for 7 years until the third child came along then decided we needed a bit more space.0

They seem small to me. I have a 2 bed flat built 30's in a block of 6.. Livingroom 16 x 13 Kitchen 16x6 Bed room 1 17'8 x 13, bed 2 14 x 13. TBH we are a family of 4, 2 adults and 2 kids and we would be squished in your home.
For a 3 bed semi I would be looking at your 2 largest bedrooms to be the 2 smallest bedrooms with anouther room 15 x 13 as the master. Lounge 15 x 13 and diningroom 13 x 13 if a seperate roomfrom kitchen. I would alsobelooking for a decent family sized kitchen. :eek: You blatently couldn't get a bed in those, how is it legal to call that a bedroom?? I do actually have an external cupboard of that sort of square footage ... maybe I should let it to Japanese tourists?

When I was growing up, my bedroom was 6'x7' in a 3-bed house.
If I were to look at a house now that had rooms the size you've listed I'd think it was a good size and I was lucky to find it. Rooms in new houses are often much smaller.0 -

B1 = 9'8 x 15
B2 = 9'4 x 11'2
B3 = 9'5 x 6'6
Lounge/dining room
12'4 x 24'2
We will have a huge kitchen diner as well as its had an extension.
Not in their at the moment, just waiting for the sale to go through.
We have no kids though, so not sure what we will use the 3rd bedroom for and its kind of small. Guess it will make a nice study room.0 -
That sounds about right for the smaller 3-bed semis. Some I looked at had 3rd rooms sized 8x6'. The kitchen is probably the most annoying, a 1-storey extension might be worth thinking about if you plan to live there long-term.0

Our 1960 3 Bed Semi (which is on the market currently)
Living Room: 12'8 x 11'0
Dining Room: 12'4 x 10'1
Kitchen: 11'0 x 7'0
Bedroom 1 12'6 x 9'2 (doesn't include built-in storage that takes up most of one wall though)
Bedroom 2 12'7 x 10'8
Bedroom 3 9'3 x 7'4
We've had feedback that the house, and kitchen in particular, are small, but for our area they're actually fairly average. These comments were from FTB viewers and, whilst the house isn't huge, I think its a case of the reality of what they can afford hasn't quite hit home yet.0
